What you'll be doing:
The Accountant I will be the primary contact for outstanding Accounts Receivables and processed invoices. This position will be working in tandem with the Accountant II to provide support to the Charlotte Office Division's Accounting Team. This is a 30 hour per week position that is benefits eligible.
What you'll be responsible for:
* Perform and maintain all accounts receivable functions including charging tenants, depositing checks (manually and via remote deposit), entering all receipts (checks and electronic) into Yardi, and posting late fees into Yardi as directed by Property Management.
* Track delinquent tenants for each month, and report these delinquencies to the Controller, property management team, and Division Partner.
* Communicate with tenants whose rent payments are late and send default letters to tenants whose rent is not received.
* Respond to all tenant inquiries.
* Sort, review, and distribute Office Division mail.
* Send all Lease Commencement, Rent Commencement, and Opex Reconciliation letters to tenants as needed.
* Check Tenant Rebills for accuracy, charge in Yardi, create invoices once charges have been posted, email invoices to tenants, deposit tenant rebill checks, and follow up any unpaid rebills after 30 days.
* Post Lowes Tech Hub parking charges (monthly parkers, parking validations) and prepare/send all invoices.
* Provide administrative support to the Accounting Team
* Provide general administrative support for the office accounting group. Tasks may include photocopying, filing, receiving, and screening department phone calls, taking and routing messages, and typing correspondence as needed by department.
* Perform other job-related duties as assigned.
What we need from you:
* Associates Degree in Accounting.
* Two years of accounting experience in accounts receivable required.
* Proficiency in personal computer skills; experience with Excel and Word; or equivalent combination of education and experience.
* Ability to read, analyze, and interpret a high volume of accounting data, including accounts receivable reports.
* Ability to respond to inquiries or complaints from vendors or property management personnel.
* Must effectively communicate and present information to vendors, tenants, and property management personnel, and write effective business correspondence.
* Present a professional image at all times, gain the trust and confidence of others, and work cooperatively with a variety of individuals.
* Should always project a positive, team-oriented, and can-do attitude.
* Must meet rigid deadlines at certain times during the month.
* Ability to identify problems, collect data, establish facts, and report this information to the Controller.
* Ability to interpret a variety of technical instructions and deal with abstract and concrete variables.
