Elmington Residential (ERES) is one the leading developers and acquirers of Built-to-Rent (BTR) product in the Southeastern United States. To date, ERES has developed over 1,000 units, and a significant pipeline of units is in development. Our group focus includes the development and acquisition of BTR products along with the acquisition of market-rate multifamily communities. The Acquisitions Team is seeking an Acquisitions Analyst to join our group, pursuing market-rate multifamily and BTR acquisitions across the Southeast. POSITION SUMMARY The Acquisitions Analyst is a key member of the acquisitions deal team and contributes to the execution of all acquisition projects. The Analyst will primarily focus on underwriting, financial analysis, due diligence, investor relations, research, capital raising, and the overall management of the complete acquisition process including underwriting, financing, operations, and dispositions. The position will have daily exposure to the Elmington executive team, senior team members, large financial institutions, private equity firms, and other key external stakeholders. ESSENTIAL JOB FUNCTIONS:
- Perform complex real estate financial analysis using Microsoft Excel, including IRR, NPV, JV Waterfall, sources & uses, and sensitivity analyses.
- Coordinate production of equity and lender financing packages and Investment Committee packages.
- Assist in formulating deal structures considering the transaction's legal, financial, real estate, and investor/capital aspects.
- Lead all Closing processes seeing equity/debt due diligence closing checklists to completion.
- Research new financing opportunities, tracking financial market trends and activity.
- Research housing policy and multifamily/BTR dynamics in target markets.
- Track local supply/demand, comparable properties, competitive landscape, market rents, and other local dynamics.
- Assist in the deal selection and contract negotiation processes.
- Manage owner/broker relationships and ensure contracts remain in compliance.
- Develop and maintain strategic relationships with capital providers, brokers, developers, property owners, city staff, and other key stakeholders.
SPECIFIC EDUCATION OR EXPERIENCE:
- Keen Interest in real estate investment and development.
- Ability to work in a challenging, entrepreneurial environment and handle multiple projects simultaneously, including travel on an as-need basis. Accuracy and attention to detail is critical.
- Strong written and verbal communication skills.
- Well-versed in Microsoft Office suite with an emphasis on Excel and PowerPoint.
- Outstanding proficiency in creating complex financial models for real estate financial analysis using Excel.
- Demonstrable understanding of financial statements, use of comparative data, and financial forecasting are required.
- Bachelor's degree required with a concentration in real estate, finance, business, engineering, or accounting. Master's degree preferred.
- 2-4 years of experience in commercial real estate, investment banking, private equity, or management consulting is required.
