Minimum of (5) five years of experience of skilled maintenance experience, which must include one year of supervisory experience; or equivalent combination of education and experience sufficient to perform essential duties of the position. Low pressure black seal boiler operator license preferred within six months of employment. New Jersey Certified Educational Facilities Manager Certified preferred within one year of employment. Maintain accurate records, utilize associated technologies related to District and Facilities functions Performs hands-on tasks including but not limited to painting, filter changes, plumbing and electrical. To provide oversight of all designated health and safety tasks assigned including but not limited district HVAC filter cleaning and replacement program, inspection of life safety devices. Maintain inventory, documentation, of costs, work requests and projects as assigned Ability to respond to emergencies work off-shift hours, including on weekends and holidays. EDUCATION AND EXPERIENCE REQUIRED: 1. Possession of a high school diploma or general equivalency diploma (GED). 2. Minimum of five (5) years of skilled groundskeeping/landscaping experience, which must have included one year of supervisory experience; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the position. 3. Must possess and maintain a valid New Jersey driver's license and a satisfactory driving record annually. 4. Required criminal background check. 5. Demonstrated ability to supervise and direct department staff. 6. Low pressure black seal boiler operator license required. 7. Demonstrated knowledge of building maintenance, cleaning procedures, school building operations, and landscape care. REPORTS TO: Director of Facilities or designee SUPERVISES: Maintenance and department assigned staff. JOB GOAL: The Assistant Maintenance Supervisor assists the Director of Facilities Management with providing leadership for the complete daily operation of all school facilities as they relate to providing students and staff with a physical environment that is healthy, safe and efficiently operated. PERFORMANCE RESPONSIBILITIES: 1. Assist with supervising maintenance staff by determining workloads, priorities and schedules; develop and interpret policies and procedures; evaluate maintenance staff members; ensure staff is trained in all maintenance activities and are following standard operating procedures. 2. Supervise assigned maintenance and custodial staff directly on a daily basis ensuring healthy, safe and efficient building operations. Provide leadership as required to assigned district staff to ensure positive performance and conduct. 3. Maintain effective working relationships with maintenance tradesmen and custodial staff members. 4. Cooperate with other supervisors, administrators and district personnel to effectively meet department objectives. 5. As required, determine required corrective actions and implements corrective action plans for assigned staff as required. 6. Inspect school facilities and report on building and facilities support and services to the building principal, administrators, department supervisors, and head custodians. 7. Evaluate situations involving staff, students, parents and the public, for the purpose of taking appropriate action and/or directing the appropriate personnel for resolution. 8. Respond and direct staff to address immediate emergency, health and safety concerns for the purpose of taking appropriate action to resolve issues and maintain a functioning educational environment. 9. Check and inspect facilities and grounds and direct staff in security precautions and measures for the purpose of minimizing property damage, equipment loss and potential liability to the organization. 10. Direct assigned staff and ensure mechanical rooms, electrical rooms, boiler rooms and custodial closets are clean, neat and organized. 11. Maintain policies, procedures, equipment, materials and supplies related to custodial maintenance and grounds operations in a municipal or educational (school) setting. 12. Maintain safety practices and procedures related to department operations. 13. Generate purchase requisitions 14. To provide oversight of the district HVAC filter cleaning and replacement program including all state required logging and compliance. 15. Perform any duties and responsibilities that are within the scope of employment, as assigned by the Director of Facilities Management, and not otherwise prohibited by law or regulation. TERMS OF EMPLOYMENT: Salary and work year to be determined by the Board of Education. ANNUAL EVALUATION: Performance of this position will be evaluated annually in accordance with the Board's policy on the evaluation of non-certificated staff.
