About the Role:

Responsibilities:

  • Tackle routine and emergency maintenance tasks in apartments and common areas, including but not limited to electrical and plumbing repairs.
  • Conduct regular inspections of property systems, including HVAC, plumbing, and electrical to proactively identify and address potential issues before they become major problems.
  • Respond promptly to maintenance requests from residents, resolving issues efficiently and professionally to minimize disruptions and ensure a positive living experience.
  • Repair and replace broken locks, windows, doors, and other fixtures as needed to maintain a secure and well-maintained environment.
  • Lay flooring and carpet in apartments as needed to ensure a comfortable and inviting living space for residents.
  • Keep our properties looking their best by maintaining grounds and assisting with landscaping, including snow removal and lawn care.
  • Perform porter duties and handle unit turns to prepare vacated apartments for new residents, ensuring a smooth transition and a warm welcome.
  • Stay compliant with safety regulations and building codes during all maintenance activities, prioritizing the security and well-being of residents and staff.
  • Document maintenance work performed and report any major repairs necessary to management in a timely manner, contributing to the smooth operation of the property.
  • Be available and willing to respond to emergencies outside of normal working hours, providing peace of mind to residents and demonstrating your commitment to their needs.

Qualifications:

  • High school diploma or equivalent; relevant trade certification preferred.
  • Proven experience in maintenance, preferably in a residential setting.
  • Strong knowledge of HVAC, plumbing, electrical systems, and general carpentry.
  • Ability to work independently, prioritize tasks effectively, and manage time efficiently to meet deadlines and handle multiple work orders.
  • Excellent communication skills and a customer-service orientation to provide a positive experience for residents.
  • Physical stamina and strength to perform maintenance tasks and lift heavy objects.
  • Live within a 30-minute commute of the property to ensure timely responses to on-site needs.
  • Ability to pass a drug test.
  • Strong personality with a positive, can-do attitude is essential for success in this role.
  • Ability to negotiate living onsite after 90 days for the right candidate.
  • Maintain a clean and professional appearance.
  • While tools are supplied, having personal tools is advantageous.
