Property Names: University Trails and Crossing Place Area Assistant Property Manager: The Area Assistant Property Manager's role is to assist with the day-to-day operations of the assigned properties, including but not limited to, collecting rent, improving delinquency, training and supporting on site staff, and providing quality communication to improve both resident satisfaction and experience. Essential Duties & Responsibilities:
  • Personnel Management
    • Assist Property Manager with the hiring of new staff and provide feedback on staff
    • Work in conjunction with the Property Manager to serve as a mentor for Leasing Consultants and other site personnel.
    • Provide process and procedural training to new hires.
  • Tenant Experience
    • Provide excellent customer service to residents, parents and prospects
    • Handle resident accounts and questions
    • Perform all necessary functions to facilitate a smooth tenant Move in and Move Out
    • Attend to resident placement and roommate matching
  • Reporting and Administrative
    • Assist with accounting functions
    • Reduce delinquency
    • Post rent, rent collections, late notices, and eviction notices
    • Administer and coordinate collection procedures; serve as a liaison for collection agency inquiries
    • Assess and collect fines for resident lease violations
    • Maintain accurate and complete resident files
    • Receive and process Notices to Vacate and process move-outs
    • Maintain data such as transfers, subleases, resident changes, adjustments, lease approval and sign-off
  • Leasing and Marketing
    • Process credit and background checks in accordance with standard procedures
    • Help to maintain budgeted occupancy rate through marketing, leasing, and retention efforts
    • Assist the property with all leasing and marketing efforts
  • Physical Plant
    • Assist with monthly property inspections
    • Maintain files and licenses
    • Help to ensure compliance with codes and regulations
    • Help to ensure the Transition Manual is followed and executed
    • Assist with Property Turn
  • Property Manager Support
    • Assist with on-site day-to-day operations such as staff oversight, Daily Numbers, etc.
    • Meet regularly with Property manager and Maintenance Supervisor to discuss make readiness for new leases and community performance
    • Effectively manage the community in the Property Manager's absence
Experience:
  • Minimum:2 years experience in property management
  • Preferred:2+ years property management experience, or prior Assistant Property Manager Experience or other management experience; experience at a Student Housing Property
Skills and Abilities:
  • Minimum: Ability to manage, delegate, motivate, and mentor staff; excellent customer service skills and ability to resolve escalated customer concerns; demonstrated basic financial skills (working with budgets, projecting revenue, accounts payable, accounts receivable, billing, understanding of delinquency and financial reports); understanding of Fair Housing
  • Preferred: Accounting skills and an understanding of debits and credits; understanding of compliance issues (i.e. building codes, licenses etc.); understanding of maintenance issues
Licenses and Certifications:
  • Minimum: Valid drivers' license
  • Preferred: Valid state-specific Real Estate License, where applicable.
Education:
  • Minimum:High School diploma; some college
  • Preferred:Bachelor's degree
