Macdonald & Company is excited to have been retained by a thriving, entrepreneurial private equity firm in Austin, Texas, focused on investing in industrial real estate throughout Texas, to appoint an Asset Management Associate to join their team.
Overview:
The company is seeking an Asset Management Associate who will be an integral member of the team, helping to grow and manage a portfolio of industrial properties across Texas. The roles responsibilities are wide-ranging and require a flexible individual with a strong balance of analytical and interpersonal skills.
The company is looking for a highly driven, detail-oriented self-starter who is eager to take complete ownership of their area of the business while playing a key role on the team. The candidate should have a solid grasp of all aspects of real estate investment management while being open to growth and learning opportunities.
Responsibilities:
- Support VP of Investments in the development and execution of asset-level business plans.
- Assist in the preparation of monthly reporting, valuations, and ongoing investment modeling.
- Review, monitor, and report monthly on the performance of a portfolio of industrial properties by analyzing financial results, leasing activity, and market data.
- Develop and maintain a deep understanding of the Texas industrial real estate markets in which we operate; demonstrate a passion for conducting thorough market research and analysis.
- Take complete ownership of assigned tasks and projects, driving initiatives from start to finish with minimal oversight while ensuring high-quality execution and timely delivery.
- Prepare variance analysis to underwriting and property budgets, including CapEx budgeting, to help guide acquisitions underwriting.
- Identify and understand the needs of current and prospective tenants, assisting in leasing negotiations to ensure terms are strategically aligned with the assets financial objectives.
- Leverage data to inform decision-making by building and maintaining comprehensive databases, analyzing trends, and providing actionable insights to optimize asset performance.
- Review and abstract property-level leases and interact with third-party leasing professionals on executing new leases and lease amendments.
- Conduct site visits to meet with third-party management/leasing teams and assess property condition.
- Work cross-functionally with all members of the team (accounting, acquisitions, admin, investor relations) to collect and distribute asset and portfolio-level information.
- Support the investor relations team by providing regular updates summarizing property activity and financials while also responding to other investor information requests as needed.
Experience and Qualifications:
- Minimum of 2 years of experience in Commercial Real Estate Asset Management (Industrial Real Estate experience is a major plus)
- Strong quantitative and analytical skills with proficiency in constructing and maintaining complex financial models (Argus/Rockport VAL experience is preferred)
- Must have advanced level MS Office Excel experience plus advanced knowledge of PowerPoint and Word
- Organized with exceptional attention to detail and a diligent work ethic. Capable of taking initiative and assisting on multiple ongoing projects and priorities simultaneously
- Self-motivated and thrives in an entrepreneurial work environment
- Excellent interpersonal and written communication skills
- Yardi Property Management Software experience is preferred, but not required
- Bachelors Degree in Finance, Real Estate, Accounting, Economics or other related field
