The Department of Facilities & Fleet Management (FFM) Buildings & Grounds Division (Division) is essential to the operations of County Government in Prince William County. The Division supports FFM's purpose of sustaining the foundation of local democracy. As the successful Assistant Director of Buildings & Grounds you will model and lead others within the County's Values of Respect, Integrity, Creativity, Teamwork, Excellence, Responsibility, and Safety. You will collaboratively develop the strategic direction of the Division and oversee its day-to-day operations. About This Role:

As the Assistant Director, you will lead a $15.6 M operation with five lines of business and over 81 employees. The lines of business are building maintenance, custodial services, graphic arts & print shop services, grounds maintenance, and mail & courier services. The continued implementation of asset management best practices will be critical. A recently acquired computer management maintenance system (CMMS) will be a primary tool for your success in this role. The County, FFM, and the Division are expected to make data-driven budget, policy, and procedure decisions that are in line with the organization's values. Furthermore, in this role ensuring work is completed safely and within environmental regulations will be a major responsibility.

In collaboration with members of the division, you will provide the leadership to guide the division toward achieving the strategic plans of the County and FFM. Furthermore, you will foster relationships with customers to have a better understanding of their business needs.

In this position, you will work independently, manage the operations of Buildings & Grounds, handle multiple tasks simultaneously, and be a member of the Department of Facilities & Fleet Management Leadership Team.

This position requires 8 or more years of experience managing large-scale and wide-spread building maintenance and facilities operations. Experience includes demonstrated operational knowledge and understanding of building systems, including electrical, HVAC, plumbing, custodial, and grounds maintenance services. His position requires 8 or more years of experience preparing and managing large budgets of more than $10M per year and it requires 8 or more years of experience managing an organization of 50 or more personnel across multiple disciplines.

The Assistant Director is provided memberships to the American Public Works Association and International Facility Management Association. You will be strongly encouraged to be an active in those associations to stay abreast of new technology and industry best practices. Minimum Requirements:

High school diploma or G.E.D. and 8 years of experience managing large-scale and wide-spread building maintenance and facilities operations. Experience includes demonstrated operational knowledge and understanding of building systems, including electrical, HVAC, plumbing, custodial, and grounds maintenance services.

Preferences:

* Bachelor's Degree in business or public administration, engineering, architecture and/or project management

* 8 or more years of experience managing large-scale and wide-spread building maintenance and facilities operations. Experience includes demonstrated operational knowledge and understanding of building systems, including electrical, HVAC, plumbing, custodial, and grounds maintenance services.

* 8 or more years of experience preparing and managing large budgets of more than $10M per year.

* 8 or more years of experience managing an organization of 50 or more personnel across multiple disciplines.

* Desired but not required certification as a P.E., FMP or CFM

* Experienced in leading a facility management operation that oversees many different types of facilities.

* Demonstrated ability to employ management principles and practices within the Values of the County.

* Proficient in utilizing a computerized maintenance management system to oversee the work of subordinates, measure performance and manage customer needs.

* Ability to understand the operational and maintenance principles related to facility systems.

* Experience in developing and defending operational and project budgets.

* Creating and producing a variety of reports and/or records.

* Managing the completion of services and construction by contractors within an organization's procurement rules.

* Utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the public, and others sufficient to exchange or convey information.

* Developing, implementing, and applying policies and procedures

* Experienced in overseeing a maintenance group's safety and environmental compliance.

* Bilingual in English and Spanish

Special Requirements:

* Police background check to include drug test.

* Valid and in good standing driver's license

* The position is considered an Essential Employee. Expected to work during emergency events of all types, especially snow duty. Positions in this class typically require reaching, standing, walking, fingering, grasping, feeling, talking, hearing, seeing, and repetitive motions.

Work Schedule:

Works Monday-Friday between 8am-5pm. May have to attend meetings or events outside of the set work hours. In this position, you are considered essential and must be able to respond after-hours for emergencies. This is a telework-eligible role up to one day a week that may revert to in-office scheduling if business needs change.

Hiring Salary Range: $104,500.50 -$155,862.12/yr
