Role Overview:
The Assistant Land Development Manager oversees land development projects, ensuring they meet sales, starts, and closing budgets while adhering to quality standards. The role focuses on leadership, project management, financial performance, and cultural alignment .
Key Responsibilities
Leadership & Culture:
- Promote team congruency
- Lead with integrity, focusing on resource stewardship, operational excellence, and results-oriented execution.
Project Management:
- Develop and manage project schedules, identifying critical paths and necessary permits.
- Oversee the design and permitting process, ensuring project milestones are met.
- Lead trade partners to ensure project standards and schedule adherence.
- Ensure communities are Retail Ready and meet maintenance standards.
Financial Performance:
- Develop and manage project budgets, ensuring projects stay on or under budget.
- Review change orders, invoices, and job costs for accuracy.
- Optimize permit and bond processes for early closure.
Administrative Duties:
- Assist with reconciling development schedules and lot releases to Sales teams.
- Track and report on capital and maintenance bonds.
Accountability & Results:
- Ensure timely approvals, entitlements, and utility service commitments.
- Maintain budget accuracy and ensure cost control.
- Ensure schedule and lot release goals align with project budgets and sales objectives.
- Deliver accurate and timely reports on project progress and costs.
- Ensure the community meets retail-ready and maintenance standards.
Qualifications:
- Bachelor's degree in engineering or a similar technical field, or 10 years of land development project management experience in a corporate setting.
- At least 5 years of land development project management experience.
- Strong attention to detail and superior analytical skills.
- Competency in reading civil engineering drawings and performing material take-offs.
- Proficiency in Microsoft Office and Microsoft Project (or similar scheduling software).
- Valid driver's license, current automobile insurance, and reliable personal transportation for occasional regional travel.
