Job Type Full-timeDescriptionFULL-TIME, IMMEDIATE OPENING Conifer Realty is seeking a reliable, self-motivated Assistant Maintenance Supervisor to begin a new career with us at our apartment community, TAMARACK STATION APARTMENTS (537units), FERRY MANOR SENIOR APARTMENTS (86 UNITS), FERRY LANDING (48 UNITS), CONIFER VILLAGE AT FERRY STATION (50 UNITS). Will be responsible for maintenance of plumbing, electrical, grounds keeping, and apartment turnover, vendor management, apartment standards and successful management of maintenance requests in a timely manner. May be assigned a variety of other related tasks by supervisor. Will provide support and back-up for Maintenance Supervisor as needed. Background check and drug screen conducted . Conifer's many great Benefit offerings include: •Full Time / 40 Hours Weekly•Hours 8:00-4:30 Monday - Friday On-call on a rotation basis•Competitive Pay with semi-annual bonus potential•15 days Paid Time Off, PLUS 13 Paid Holidays•401(k) with company match•Elective benefits include: Medical + HSA with Company contribution, Dental, & Vision•Company paid Life, Short- & Long-Term Insurances•Ongoing training and career growth opportunities•Extraordinarily positive culture & environment•Robust employee referral payment programRESPONSIBILITIES WILL INCLUDE: •Effective, timely communication with Community Manager on Status of Make Ready Units.•Assist with managing and using On Call Log Book per instructions.•Appropriately notify the Community Manager and/or Maintenance Supervisor if service requests cannot be completed due to ordering parts or any other reason.•Responsible for effective and timely punch out of vacant units.•Maintain workshop and storage area in a clean, neat and orderly fashion.•Keep Company tools, equipment and vehicles in properly maintained, good working order.•Responsible for purchasing inventory within budgeted guidelines in coordination with the Property Manager.•Institute and maintain preventive maintenance schedule.•Responsible for physical maintenance and appearance of vacant units, hallways, grounds maintenance areas, office, laundry areas•Review outside contractors for quality, cost efficiency, and timeliness. Assist in soliciting bids and obtaining bids for projects as needed.•Always maintain Conifer customer service standards. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers, contractors, vendors and the general public.•Effectively coach, mentor, train team members on tasks.•Assist with handling performance management issues with Community Manager and/or Maintenance Supervisor.•Read and adhere to all Company policies and procedures.•Emergency on-call duties as required or assigned.•Snow removal duties as required or assigned.•May be required to work overtime•May be required to assist at other Conifer locations as needed.CANDIDATES EXPERIENCE/SKILLS WILL INCLUDE: •Minimum 3-5+ years prior hands-on apartment maintenance experience preferred.•Prior painting, minor plumbing & electrical wiring skills, carpentry, dry wall, cleaning skills needed; some HVAC desired.•Knowledge of safety rules involving cleaning supplies, maintenance equipment, etc.•Prior budgeting experience preferred; able to understand accounts payable, receivables to effectively assist with maintaining a positive fiscal maintenance operation at all times.•Reliable transportation and valid drivers' license and auto insurance required.•Ability to respond within 30-minutes to on-call emergencies on property when scheduled on a rotation basis;•Able to assist with snow removal and grounds upkeeping when needed.•Ability to read, understand all operation manuals to meet Conifer's standards.•Able to coach, train, mentor team members; effectively handle performance management responsibilities.•Prior computer experience needed; good MSWord, Excel, Outlook skills preferred.•Yardi Voyager, or other affordable housing software programs experience preferred or willing to learn.
