The Project: This is a 15 story, 498,000 sf student housing project right next to the University of Michigan that will have an emphasis on sustainability. The new building will consist of 364 units and 1222 beds that college students will call home. This property will feature a rooftop pool, fitness center, recreation rooms and much more. Scheduled to break ground in the Spring of 2025 with a completion date in Summer of 2027. Assistant Project Managers have built upon their skills as a Project Engineer. They are developing construction knowledge and are well-rounded in the areas of Field Operations, Safety, Project Management and Preconstruction. They have shown an appropriate sense of urgency, organization skills, professionalism and demonstrate the ability to work with a team as well as independently. A successful APM has demonstrated financial management skills, leadership in the areas of quality and safety; and ability to independently manage small to average size projects or complex scopes of larger projects, from start to close-out. Project Management:

  • Create project schedule and update as project progresses
  • Prepare subcontracts, purchase orders, change order proposals, monthly payment requests for review by Project Management staff
  • Prepare, distribute and track RFI's
  • Distribute and track CB's, RFP's or other change issue documentation
  • Close out activities including but not limited to distribution and tracking punch lists
  • Run effective project meetings
  • Prepare and distribute progress meeting notes
  • Review shop drawings and samples for conformance to documents
  • Proactively manage project submittal approval process
Preconstruction:
  • Demonstrated understanding & active involvement/oversite of precon process/conceptual planning
  • Involved in budget development & strategic budget preparation
  • Owner delivery
  • Strategic budget preparation
Financial Management:
  • Project buyout
  • Subcontractor and change order negotiations
  • Responsible for owner payments A/R
  • Accurate cost projections and cash flow management
  • Grasp on the impact of labor reports & productivity
  • MSR's independently for small to average size projects
Leadership:
  • Provide coaching, oversight, final review, and performance feedback to PE(s) working with them
  • Address conflict promptly and professionally
Qualifications Qualified candidates will have excellent communication and organizational skills and be a contributing team player and mentor to others. An above average mathematical aptitude, as well as, demonstrated analytical, problem-solving and mediation skills also necessary. Education & Experience A BS in civil engineering, construction management, business or similar programs, and a minimum of 3 years of experience in project management, field engineering, or estimating for a construction general contractor or subcontractor is required.
