Our client was founded over 30 years ago as a drywall contractor in Baltimore, MD. After years of gaining a reputation built around excellence and superior service, they expanded their company to include real estate development, general contracting, and construction management. Their projects consist of apartment buildings, entertainment facilities, data centers, and more ranging from $5M to $100M+. They are currently looking to grow their team by bringing on an experienced Assistant Project Manager who has managed mechanical scopes. This person will start on a large-scale data center project in Northern VA.
Description
The Assistant Project Manager - Mechanical Scope - Data Centers will be responsible for:
- Project Coordination: Assist in the planning, coordination, and execution of mechanical work on construction projects. Help manage the installation, operation, and maintenance of mechanical systems (HVAC, plumbing, fire protection, etc.) to ensure timely and quality completion.
- Mechanical Scope Management: Oversee the mechanical scope of work, ensuring that the mechanical contractors, subcontractors, and suppliers are aligned with project specifications and deadlines. Ensure that all mechanical systems meet project design standards and safety requirements.
- Budget & Cost Control: Track and manage the costs associated with the mechanical scope of the project. Assist in preparing cost estimates, managing change orders, and maintaining the project within the allocated budget.
- Schedule Management: Help develop and maintain detailed project schedules, ensuring all mechanical work is completed according to the project timeline. Monitor progress and adjust schedules as necessary to ensure timely completion.
- Quality Control & Compliance: Ensure that all mechanical installations adhere to local, state, and national mechanical codes, regulations, and project specifications. Support quality assurance activities and resolve any technical issues that arise during construction.
- Subcontractor & Vendor Liaison: Maintain effective communication with mechanical subcontractors, vendors, and suppliers. Coordinate resources, deliveries, and services for mechanical systems. Monitor subcontractor performance and resolve any performance-related issues.
- Documentation & Reporting: Prepare, maintain, and distribute project documentation, such as RFIs (Requests for Information), change orders, submittals, and daily progress reports. Ensure accurate record-keeping for the mechanical scope of work.
- Field Support: Conduct site visits to monitor mechanical work progress, provide on-site support, and resolve any field issues. Ensure compliance with safety protocols and project specifications on-site.
- Problem Solving: Proactively identify potential challenges related to mechanical installations and propose solutions. Assist in resolving issues related to mechanical scope, schedule, and quality control during the construction process.
- Client and Stakeholder Communication: Assist in providing updates and progress reports to clients, stakeholders, and engineers regarding the mechanical systems and scope of work. Address any concerns related to mechanical systems and ensure client satisfaction.
Profile
The Assistant Project Manager - Mechanical Scope - Data Centers will have:
- Bachelor's degree in Mechanical Engineering, Construction Management, or a related field (preferred).
- Prior experience in construction project management, with a focus on mechanical systems or mechanical construction projects.
- Knowledge of mechanical systems, including HVAC, plumbing, fire protection, and other related systems.
- Familiarity with mechanical codes, safety standards, and regulations (e.g., ASHRAE, NEC, OSHA).
- Strong organizational skills, with the ability to manage multiple tasks and deadlines simultaneously.
- Proficient in reading and interpreting mechanical blueprints, technical drawings, and specifications.
- Excellent communication and interpersonal skills.
- Proficiency in project management software (e.g., Procore, MS Project, or similar).
- Ability to work effectively with subcontractors, vendors, and project teams.
- Strong problem-solving skills and the ability to address issues proactively.
