General Summary: Responsible for coordinating the pursuit, concept design and due diligence efforts for real estate transactions and development projects including project initiation, research, information documentation, planning & design, budgeting, and scheduling while ensuring alignment with the company's short- and long-term goals. Reporting to: Vice President Design Development Essential Job Functions:
- Work w/ the VP of Design Development in a predevelopment capacity which includes understanding potential new projects and where they would fit within our land holdings and help to formulate and define the scope of the project and objectives of proposed development projects (program, design expectations, financial goals, etc.) The resulting effort and product will lead to a Go/No Go decision by senior leaders and viability of a proposed project.
- Proven experience in architectural concept design and design management, master planning and or development management.
- The role will require some previous experience in Pre-development/Concept design/ Development analysis for varying sized projects including; mixed-use developments, amenitized residential communities, master planning, large scale multi-family projects, boutique office, retail, dining and entertainment districts and or resort development.
- Assembles and prepares due diligence materials for new projects including site background information and constraints, feasibility studies, entitlement processes, development schedule, and rough order of magnitude costs.
- Works closely with infrastructure department on determining sitework and utility strategy and requirements.
- Prepares initial program requirements in collaboration with internal and external stakeholders.
- Assists in the preparation of Request for Proposals (RFP) and review and summary of consultant proposals. The consultants could include landscape architects, master planning services, survey consultants, engineering and or architectural design professionals for conceptual design efforts to support due diligence effort. These contracts may include requests for full design services.
- Prepares and manages Due Diligence checklists w/ internal legal staff for potential acquisitions and sales.
- Collaborates with the Finance and Project Delivery teams to provide supporting information in the financial modeling to evaluate project viability.
- Prepares consultant engagement strategy for approval, drafts RFPs, and reviews and qualifies consultant proposals and contracts.
- Experience in drafting, issuing, and negotiating design professional contracts.
- Becomes familiar with Developer Obligations for 3rd party transactions.
- Coordinates with internal departments (infrastructure, finance, business development and leasing, marketing, accounting, legal, etc.) and external operating partners in the management of pre-development activities.
- Prepares end of phase documentation for approval and hand-off to execution team as required.
- Manage existing documents and reports (e.g., permits, environmental reports, surveys, mitigation, etc.) related to land holdings. Partner w/ GIS Manager to keep GIS system populated w/ updated information.
- Work w/ Planning and Entitlements Manager to track land development permits and approvals timing, expirations, and notifications.
Requirements Essential Qualifications:
- Organized, energetic, a proactive approach to problem solving, and a thirst for learning.
- Undergraduate or Masters degree in architecture, landscape architecture or other related field. MBA a plus.
- Minimum of three to five years of architectural design, master planning, design management, predevelopment, ideation, real estate development, early conceptual design including the establishment of a detailed program and high level cost analysis.
- Willing to attend public hearings and essential meetings outside of normal business hours.
- Microsoft software proficiency including Word, Excel, Outlook, Smartsheet, Teams, Bluebeam, Power Point, CAD experience a plus.
- Understands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately.
- Must be able to maintain a positive and productive work attitude and a team orientated mind-set with the ability to maintain good relations with employees, supervisors, governmental agencies and clients.
- Communication and collaboration skills are a must have.
- Experience presenting to senior leaders a plus.
- Must be able to manage, organize and prioritize multiple projects.
Beneficial Qualifications:
- Experience in conceptual design, conceptual land planning, zoning, environmental analysis, and general real estate activities.
- Experience in working in GIS.
- Experience in data management.
Essential Physical Requirements:
- Must be physically able to do assigned work as outlined above. Must be physically able to sit and use the computer as required.
- Must be able to navigate rough and uneven terrain during on-site inspections.
- Must be able to lift up to 20 pounds.
- Must be able to communicate in English effectively with other individuals.
