Job Type Full-timeDescriptionOVERALL PURPOSEThe purpose of the Assistant Property Manager position is to assist with the day-to-day functions of the rental management department and the functions of the properties to which they are assigned.ESSENTIAL FUNCTIONS
  • Responds to all landlord and tenant inquires within twenty-four hours, emergencies immediately.
  • Responsible for scheduling and showing all available rental units to which you are assigned.
  • Handles all move in, move out, exterior and interior inspections including the below items:
  • Shares results and photos with landlords
  • Send reports/violations to tenants and follow ups
  • Coordinates all inspection related work tickets
  • Move in and out reports
  • Take date stamped photos
  • Complete required checklist
  • Meets with owners, vendors, etc., as needed.
  • Responsible for checking the quality and completion of work completed by vendors.
  • Installs lockboxes on properties as required.
  • Performs and/or assists with evictions and eviction postings.
  • Manages all maintenance requests for assigned properties and vendor assignment.
  • Responsible for small maintenance repairs such as:
  • Install door locks, tighten screws, change lightbulbs, install smoke alarms, change batteries, etc.
  • Responsible for performing and/or assisting with County and City rental and lead inspections.
  • Assists with processing rental applications.
  • Assist in the creation and execution of lease agreements and addendums.
  • Understanding and advising on landlord and owner accounting statements.
  • Rotating after-hours on-call responsibility.
  • All other duties as assigned.
Requirements MINIMUM SKILLS AND QUALIFICATIONS
  • Must be familiar with the Landlord-Tenant Act and the Fair Housing Act.
  • Experience with vendor management and construction/maintenance issues.
  • Proficiency in Microsoft Office applications (Word, Excel, Outlook, Publisher, PowerPoint).
  • Ability to build and foster relationships.
  • Positive attitude.
  • Reliable Transportation and a valid Driver's License.
  • Strong written and verbal communication skills.
  • Ability to work as part of a team while also being a self-starter.
  • Ability to work in a fast-paced environment.
  • Ability to take direction and constructive criticism.
  • Excellent data entry skills.
  • Ability to learn and adapt to new processes, procedures, and software.
  • Shows initiative and needs minimal supervision.
  • Proficiency in Microsoft Office applications (Word, Excel, Outlook, Publisher, PowerPoint).

PHYSICAL EFFORT REQUIRED
  • Required to work at a personal computer as well as be on the phone for extended periods of time.
  • Position experiences interruptions; need for frequent shifting priorities, and deadlines.
  • This position works under usual office conditions.
  • Must be able to stand, sit, walk, and occasionally climb for possible extended periods of time.
  • Ability to lift up to 50 lbs.
  • Ability to detect auditory and/or visual emergency alarms.
  • Requires ability to safely operate a motor vehicle.
  • Requires visits to properties and travel to other various sites and use of own vehicle and/or company vehicle. Must provide proof of valid Driver's License and vehicle liability insurance.
  • Being outdoors may be required - susceptible to heat, cold and seasonal elements, etc.
