Associate Director of Facilities Management to oversee premium storage portfolios in LA, OC and SF. Your new company Hays is collaborating with a company renowned for offering premium storage and services for art and fashion. This company boasts state-of-the-art facilities and expert handling to ensure the safety and preservation of valuable collections. Their comprehensive services include storage, transportation, and management. They are currently seeking an Associate Director of Facilities Management to oversee their portfolio in Los Angeles, Orange County, and San Francisco. Your new role
- Maintenance and Management: Supervise mechanical equipment, fire suppression systems, security systems, HVAC, pumps, water filtration, dock equipment, electrical systems, and office space. Ensure smooth operation through preventative maintenance, troubleshooting, and repairs, including low voltage electrical work and general maintenance tasks like drywall and spackle repair.
- Project and Emergency Management: Manage facilities projects and coordinate larger renovation projects, including scheduling, reporting, execution, punchlisting, and commissioning. Serve as the primary contact for all facility-related emergencies and incidents.
- Systems and Vendor Management: Oversee access control, security camera, and fire detection systems. Monitor Building Management Systems (BMS/BAS) and provide performance reports. Manage utility service providers, maintenance contractors, and cleaning contractors. Escort vendors and contractors, ensuring compliance with local, state, and federal requirements.
- Client and Employee Support: Address client requests and ensure employee satisfaction by maintaining a healthy workplace. Conduct fire/life safety drills, manage facilities for internal and external events, and communicate with team members on facilities activities. Develop and manage operating budgets and capital plans.
- Procurement and Inventory Management: Handle procurement activities for facilities services and materials. Monitor and track attic stock and materials, order maintenance supplies, and maintain inventory levels. Assist with procuring estimates and proposals from third parties, and manage extraordinary maintenance needs.
What you'll need to succeed
- Team Collaboration and Problem-Solving: Be a proactive team player and problem solver, adept at working across various departments in a dynamic environment with high accountability.
- Communication and Multitasking: Exhibit excellent written and verbal communication skills to clearly detail building issues. Capable of multitasking in a fast-paced environment while maintaining meticulous attention to detail.
- Decision-Making and Flexibility: Possess the ability to make quick, sound decisions. Flexibility is essential, with occasional nights and weekends required, along with on-call availability for emergency responses.
- Licenses and Transportation: Preferred qualifications include HVAC, Journeyman, or PE license/certification. A valid driver's license and reliable transportation are necessary.
- Physical Requirements: Ability to push and pull 150 pounds on a dolly or cart, carry 40 pounds up to 90 feet, and perform physical activities such as standing, walking, squatting, bending, kneeling, crouching, twisting, and reaching overhead. Must be able to work in various weather conditions.
- Equipment and Tools: Familiarity with hand trucks, pallet jacks, jbars, dollies, and other necessary warehouse equipment.
