Key Responsibilities:
Advising BD Leadership on how best to plan and optimize the Real Estate Portfolio in pursuit of BD objectives. This is done by:
Working closely with the Regional & Business Presidents, Heads of Finance, Integrated Supply Chain (ISC) Strategy & Transformation team, and other Business and Regional Leaders to understand business strategies and from this to develop forward-looking views and plans of the required spaces; and acquiring and divesting space accordingly.
Regular interactions with Executive Leadership Team (EXLT) to advise and influence decision making in real estate programs to ensure not only financial outcomes, but also to support human capital management and strategic long-term company and BU goals.
Spaces requiring refit / renovations will be coordinated with the appropriate BD organizations and external suppliers. Additionally, a master database of leases, titles, etc. will be centrally maintained and coordinated to manage renewals, tax payments, and insurance assessments.
Strategic Orientation:
This role, in coordination with the Associate Director- Real Estate for EMEA & GAR is the focal point for ensuring the $100M+ in global real estate lease spend and the entire BD property portfolio (approximately 25 million square feet over 300+ sites in 50+ countries); is managed appropriately and consistently with BD values. Specific activities will include:
Facility Planning
Long Range Planning –with the EXLT, businesses and regional leaders identify areas of likely future corporate growth and retraction; make selective strategic acquisitions of land; and developing and executing appropriate exit strategies
Master Planning – working with business units, develop master plan for sites when land and/or existing facilities are to be converted into active/different uses.
Acquisition – working with business units to identify and acquire (either lease or purchase as is appropriate) land / facilities.
Disposal – working with business units to identify surplus assets, reviewing potential uses across the BD network, and disposal of the assets in the most effective manner.
Workplace Standards – Working with HR, Facilities, Global Construction, and other expert groups internally and externally to ensure that our workplace layouts and policies are attractors for talent, are efficient working spaces and help deliver increased ROI for BD.
Ongoing Asset Management:
Database Management – Ensuring the maintenance of the global database of all leased and owned property to a) enable timely reviews by internal departments (i.e., risk reviews by Risk Management) b) compliance with external requests and c) to feed updates to BD's financial system for lease accounting
Tax Management – Payment (or coordination thereof with the business and Finance) of taxes applicable for each facility. Appropriately challenging assessments as needed and as possible within locales to manage the aggregate tax liability.
Supplier Management:
Ensure that BD's lead Real Estate partners deliver the value to the relationship, both in support of transactional and administrative activities, but also input to long term strategies.
Mergers & Acquisitions
As a key team member, ensure timely Real Estate input to M&A teams to ensure costs, issues and risks are identified and planned for. This may involve bringing other functional expertise onboard such as Global Construction or Facilities.
Financial Impact:
The Associate Director, Real Estate is responsible for ensuring that the global Real Estate footprint and are managed efficiently and effectively and to build a pipeline of optimization opportunities.
Scenario analysis and strategic guidance for ownership vs lease vs sale leaseback vs build to suit
Build a pipeline of 5 - 8%+ cost savings return on spend driven by negotiation, right-sizing footprint, and other strategic levers
Negotiation with landlords (where applicable) targeting below-market rents while maximizing flexibility for lease termination, ability to reduce footprint, etc.
Budget Responsibilities: Accountable for group results and delivery against functional goals. Improves BD's financial position through cost savings, non-price value opportunities and price movement / inflation management and appropriate standard costs
Maintains strong relationships with assigned business, function, and regional stakeholders. Engage and influence Finance partners in to drive appropriate quantification and visibility of financial impacts in the respective budgets through communication and consensus on strategies and processes
Educational Qualifications & Previous Experience
Education/Degree:
Bachelor's degree in a related field
MBA or other relevant advanced degree preferred
Experience:
Minimum five to seven years professional experience in complex global real estate management in a multinational corporate setting
Experience managing mixed portfolios (Manufacturing and Office)

20% - Leading, coaching, and influencing without authority with cross-functional project teams
25% - Corporate + stakeholder intake, and translation into aligned Real Estate strategies including effective execution across geographies, business segments, and key partners.
55% - Working with BD's lead Real Estate partners and cross functional teams to ensure approval of key strategies and delivery of BD Real Estate projects
