Associate Portfolio Manager

Position Overview

The Associate Portfolio Manager plays a vital role in enhancing the portfolio's performance, focusing on operational metrics and financial goals. This position offers exposure to all aspects of property management, facilitating resident interactions and supporting the Portfolio Manager in crucial decision-making processes.

Responsibilities

  • Provide comprehensive support to the Portfolio Manager in organizing tasks, projects, planning, and meetings.
  • Oversee core property management workflow, acting as the first point of review for standard tasks.
  • Monitor leasing workflow and assess agent performance, ensuring market effectiveness and conversion success.
  • Manage applicant screening by processing the Applicant Tracking report and communicating necessary documentation with agents.
  • Approving or rejecting screened resident applications based on established criteria.
  • Assist agents with advertising, posts, RentCafe, and leasing as needed.
  • Ensure compliance through monitoring lease uploads and maintaining complete files.
  • Participate in R&M performance discussions and escalate resident issues as needed.
  • Review open PM requests to ensure timely closure, maintaining communication with residents.
  • Assist in planning for turnover workflow, setting units for market availability as per established procedures.
  • Participate in financial reviews, tracking budgets and actual results to enhance net operating income.
  • Support the team with various administrative tasks, residency follow-ups, and other unassigned responsibilities.
  • Assist with move-in or move-out functions during high activity periods.
  • Contribute to Month End Close processes through report monitoring and agent accountability.
  • Attend court proceedings as required and engage in special projects as assigned.

Qualifications

  • Bachelor's degree in Business Administration.
  • Exceptional organizational skills and strong attention to detail.
  • Excellent analytical, interpersonal, and communication skills (verbal and written).
  • Ability to multitask and thrive in a fast-paced environment.
  • Proficient in MS Office, Salesforce, and various tech tools.
  • A minimum of 2-5 years of relevant experience is preferred.

  • Must pass a Motor Vehicle, Drug Screen, Credit, and Civil & Criminal Background Check.
