Job Description:
The Building Maintenance Engineer is responsible for overseeing the building maintenance, planning, inspection and function of the facility for the organization as well as ensuring that the electrical, mechanical and telecoms aspects performs effectively and efficiently. The job may include tasks such as: Maintaining air conditioning, elevators and other mechanical systems; distributing electricity and water supply; and providing lighting and heating. The Building Maintenance Engineer is responsible, in short, for all the functional characteristics of a building that take it from being an empty shell to a comfortable working facility. A Building Maintenance Engineer needs to consider: Health and safety features, such as emergency procedures and security, sustainability, and cost effectiveness. Work requirements:- Understanding the layout of energy distribution, water pipes and ventilation systems and identifying relevant materials- Capable of reading and understanding plans- Carrying out tests on systems and adjusting/making changes where necessary- Monitoring the installation of tenant improvements - Assuring that all building services meet health and safety requirements and environmental legislation as per DOB, DEP, DOH, FDNY, and Sanitation - Liaising with plumbers, electricians, and various subs for tenant improvement- Provide written reports highlighting the practical implications of the architect's designs- Promoting energy efficiency and other sustainability initiatives- Record keeping of Activities linked to the operation and facilities management of the facilities (Reports may include assignments and hours, types of equipment used, any budget allotments, and so on)- Establishing and reviewing operating instructions, rules and regulations, and overseeing tenant improvement projects while ensuring that all procedures, manuals and guidelines for all facility tasks are available and updated according to building codes and compliance- Oversee the maintenance required to keep in good order (may include troubleshooting and or repairing HVAC systems, irrigation and or electrical systems)- Responsible for the aesthetic appeal and maintenance of the site (may include painting, repairing/maintaining building components and general landscaping care of the surrounding grounds)Qualifications and requirements:Bachelor's degree preferred with math and science background. Engineering licensing at the local level may be required based on city regulations (FDNY) and compliance codes. Demonstrated experience in maintenance, repair and installation of HVAC and other facility management systems; as well as Leadership and Supervisory experience in a similar role. Additional skills are required but not limited to:- Excellent analytical and problem-solving skills- An eye for detail and good design- Excellent numerical skills- Strong communication skills- Excellent people and time management skills- The ability to work well both as part of a team and on your own- Strong technical drawing skills- Good IT skills and a familiarity with industry-specific software and modelling programs- Able to manage BMS and emergency generator backup systems and fuel oil distribution systemsTime management skills are vital, as is a degree of flexibility and the ability to deal with any last-minute problems that may arise.
