*** Please note this is an onsite position based out of our Seattle, WA location.*** About you The Building Engineer conducts regular maintenance, testing and repairs to physical plant and building systems in assigned building(s). Coordinates and liaises with external service providers (including certified HVAC/electrical/refrigeration/plumbing technicians, day porters, security personnel, parking attendants, etc.). Inherits' duties of Maintenance worker in the absence of one.
In this role, you will... - Monitor and respond to tenant occupant requests for services and perform or coordinate necessary repairs and services
- Assist with implementing maintenance requirements for the physical plant systems outlined in the approved annual budget plan
- Carry out daily mechanical rounds and inspect equipment to ensure that it is operating within correct parameters and update daily equipment inspections logs
- Perform routine preventative maintenance and repairs (including filter replacements, belt adjustments, minor repairs, and boiler inspections)
- Maintain light fixtures and lamp replacements (including adjusting lighting control schedules to meet occupant requirements)
- Clean and paint corroded equipment
- Perform repairs to common area equipment (e.g. repairs to door hardware, closers, painting etc.)
- Repair and maintain plumbing fixtures (including faucets, flush valves and related hardware)
- Daily testing and adjustment of water treatment levels to maintain and inhibit corrosion of cooling tower, closed loop heating, and cooling systems
- Assist with performing repairs to closed loop heating and cooling systems equipment
- Troubleshoot and perform minor repairs of control system and end devices, calibrate thermostats and related HVAC controls
- Clean cooling tower and sump, adjust makeup water float, lubricate bearings, replace and align drive belts and inspect related components
- Perform scheduled pump service, including removal and cleaning of strainers
- Perform janitorial tasks in mechanical/electrical rooms and common areas (tidying, sweeping, etc.)
- Responsible for exterior cleaning of buildings, including litter pick-up and pressure washing
- Roof maintenance (including inspection and cleaning of drains and gutters)
- Liaise with landscape maintenance contractor on minor repairs to exterior drainage and irrigation systems
- Maintains inventories of operating/maintenance supplies and coordinates the purchase of consumable supplies (such as lamps and ballasts) that are within the client's spending limit
- Assist with coordinating external contractors for maintenance and building repairs
- Meet with contractors when work is taking place in the building, discuss tactical issues and give appropriate directives
- Participate and assist in third-party contracted maintenance services on equipment
- Assist with reporting problems and recommending change to improve efficiency, reduce operating costs, or comply with environmental, building and safety codes
- Assist with access for third-party service providers and shut down of building systems to accommodate installation of tenant improvements and modification to building systems
- Assist with maintenance of mechanical access for overhead doors and security gates
- Ensure regular security building patrols are being conducted by onsite security personnel
What you'll bring - 2-5 years related work experience within commercial buildings. Preferably Class A Building's.
- Valid Driver's License
- Effective communication skills (strong command of the English language)
- Knowledge of building codes and fire code
- Ability to lift 30lbs on average
- Ability to work flexible working hours between Monday to Friday + Emergency On-Call.
Approximate Salary Range for this role: $20.0- - $31.25 hourly
