This is not a comprehensive list and other duties may be assigned.QualificationsPrimary Responsibilities:
- Maintain Physical Plant and Equipment: Ensure all facility equipment and physical structures are in excellent condition, adhering to safety and operational standards.
- Supervise Daily Operations: Oversee daily facility operations, including maintenance tasks and facility-side activities to ensure smooth operation.
- Crisis Management: Act as the primary point of contact for crisis and issue management, ensuring swift resolution and minimal disruption to operations.
- Vendor and Service Contract Management: Manage MEP vendors and service contracts, ensuring adherence to budget constraints while maintaining high-quality service delivery.
- Mechanical Equipment Management: Manage the operation and maintenance of principal mechanical equipment such as pools, steam rooms, saunas, hot yoga rooms, HVAC systems, and elevators.
- Team Management: Supervise maintenance technicians to ensure task lists and general cleaning schedules are adhered to efficiently.
- Project Coordination: Manage and build project task lists, coordinating with maintenance staff to schedule work orders and ensure timely completion.
- Emergency Response: Utilize staff, service contracts, and emergency contact lists to rectify urgent repairs promptly and effectively.
- Safety and Compliance: Ensure all areas of the facility meet safety standards and operate smoothly, conducting regular inspections and implementing necessary improvements.
- Reporting: Provide comprehensive Daily Activity Reports on mechanical issues and activities to the Senior Director Of Operations and +Facilities
- Vendor Relationships: Manage relationships with vendors and contractors, ensuring services are delivered according to agreed terms and resolving any issues promptly.
Qualifications:
- Bachelor's degree in engineering or related field.
- Minimum 3-5 years of experience in facilities mechanical equipment management.
- Thorough understanding of building systems including plumbing, electrical, HVAC, etc., and ability to read and understand technical plans.
- Excellent communication, interpersonal, and organizational skills with strong attention to detail.
- Creative problem-solving abilities and the ability to thrive in a fast-paced environment.
- Must be willing to obtain Certified Pool Operator (CPO, EPA 608 and Certificate of Fitness certifications as required.
- Must have or work to get a Certified Pool Operator (CPO) license and FDNY Fire Guard and Certificate of Fitness certifications
- Flexible schedule availability including weekends, holidays, and early morning/midday/late evening weekday shifts.
Work Schedule:
- Full-time position with a non-traditional schedule.
- Availability required for weekend shifts, holidays, and varying weekday shifts to accommodate project schedules and site operations.
