Position Overview:
This is a dynamic role that will need to utilize skills from various trades to complete corrective and preventative maintenance. This role will also be responsible for assisting tenants with any repair requests that are within the facility maintenance department's skill sector coordinating to source an outside vendor. The position provides exposure to a full spectrum of duties within a national real estate development and management firm. As such, the position demands a dedicated individual with excellent interpersonal and customer service skills with the ability to prioritize, multi-task, work independently and solve problems. Perform other tasks as assigned.
Essential Functions:
- Work closely with property management, project management, and leasing coworkers to insure properties operate and show appropriately for Commercial Class A office/life science investment real estate. (Reference LFREP expectations of appearance as it relates to “sale ready” condition)
- Make regular rounds of the property - review, walk/drive, inspect, and help maintain the cleanliness and safety of parking lots, external areas around buildings and common interior spacers (common lobbies, elevators, fitness areas, amenities spaces, etc.)
- Through a preventative maintenance schedule, oversee inspection of building systems(HVAC, FA system, etc.) to determine and detect malfunctions. Make or coordinate repairs as necessary
- Follow-up with tenant service requests on work order system and via tenant and coworker request (document in work order system if needed)
- Develop and maintain strong relationship with tenants,vendors and coworkers.
- Performs minor electrical maintenance within individual skill set and licensure. (Refer to supervisor when unsure)
- Performs minor plumbing maintenance within individual skill set and licensure. (Referto supervisor when unsure)
- Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, installing signs, fitting locks and handles, etc.)
- Insure building entrances, including common loading docks,are safely accessible.
- Coordinate scheduling of vendors for repairs
- Maintain LFREP store rooms and facilities' office in a neat, clean,and organized manner.
- Order and stock parts and maintain required documents
- Performs other work-related duties as assigned
- Must be able to work flexible hours. – ON CALL ROTATION
Education and Experience Requirements:
- High school diploma or equivalent
- Certificate in HVAC, building maintenance technology or relevant field will be a plus
- Basic understanding of electrical, plumbing, carpentry and HVAC is a plus
