Role:
- Complies with all applicable codes, regulation, government agency and Company directives related to building operations and work safety.
- Leads maintenance operations, review and assign work orders, and provides technical and procedural support and training of coworkers and/or subordinates.
- Oversee building system operations including HVAC, plumbing, electrical, and lighting systems to ensure they operate efficiently and safely.
- Develop and implement a preventive maintenance program and schedule to minimize equipment breakdowns and extend the lifespan of building systems.
- Diagnose and repair issues in building systems, including heating, ventilation, air conditioning, and electrical issues.
- Perform regular inspections of the building to identify maintenance needs, structural integrity, and safety concerns.
- Respond to urgent maintenance requests or emergency situations.
- Coordinate and manage contractors or service providers for building systems such as elevator maintenance, landscaping, and fire safety inspections.
- Assist in preparing and managing the building's maintenance budget, track expenses, and ensure cost-effective operations.
- Maintain an accurate and current database and records of maintenance activities, repairs, inspections, and upgrades for all mechanical equipment.
- Work closely with property management, security, and construction teams to improve building operations.
- Assist with coordinating tenant improvement and capital expenditure projects as needed.
