DESCRIPTION The Building Inspection II - (electrical) provides professional and specialized building inspection, investigation, and enforcement of building standards, regulations, and codes. Conducts detailed inspections in an assigned geographical area or specialization to determine compliance with safety, structural, zoning, plans, mechanical, or applicable codes, regulations, and ordinances. EXAMPLES OF DUTIES
- Inspect new and existing residences, businesses, commercial and other buildings, and structures for conformance with safety and other requirements of national, state, and local codes.
- Investigate alleged violations of federal, state, and local codes, ordinances, and regulations; determine violations and appropriate correction measures; determine and communicate methods to achieve conformance and approves alternate methods for compliance.
- Inspect and perform evaluations on various building and construction sites throughout the City; evaluate all building projects and provide a broad evaluation of all building activities ensuring compliance, safety, and skill.
- Document inspection results in computer database, responds to phone calls.
- Utilize computer and data entry software to maintain and track inspection records.
- Issue and draft notices of violation, citations or closures, conduct follow-up inspections to ensure corrections are made; patrol and visit sites regularly to monitor building progress and code compliance.
- Review building permits, write field reports, review plans for commercial and residential inspections.
- Coordinate and schedule requested inspections.
- Review and evaluate all permits for job sites ensuring appropriate dates and information.
- Administer and interpret applicable sections of the City's Code of Ordinances.
- Respond to concerns and inquiries from neighbors, contractors, engineers, and other entities on all aspects of building inspection, to include plumbing, structural, mechanical, fire and electrical codes.
- Compile and maintain detailed project records including daily reports and other documentation as needed.
- Review construction plans for compliance with the City's building, barricade and sign regulations and makes corrections in design or construction as warranted; inspect work performed at construction sites in a specific trades area, issues red, yellow or green tags depending on contractor's compliance with code and maintains information on permits issued in assigned area and daily activities.
- Effectively interpret building and other appropriate codes and regulations and advise on inquiries relating to construction installations and materials.
- Review plans for compliance with all codes and ordinances administered by Building Inspection Division, and issue permits.
- Provide information to neighbors regarding codes and other regulatory requirements; serve as a subject matter expert on related regulatory codes; monitor and inspect barricades and other safety related signs and equipment.
- Keep effective records of permits, plan reviews and inspections.
- Investigate complaints and issue court citations for violations when necessary.
- May attend court cases where violations have been filed, may attend board meetings as needed and provide staff support when necessary.
- Assist the public in understanding building and zoning regulations.
- Provide and participate in various training necessary to stay abreast of changing trends in building and construction trades and related inspection regulations; give direction and technical incite to other contractors and City staff working on construction projects.
- Keep abreast of new materials used in construction, new repair scams, and changes in relevant codes and ordinances; attend construction meetings and other training to ensure work is being complete according to plans and codes.
- Counsel with architects, designers, builders, and owners concerning building code and zoning regulations.
- Perform any other related duties as required or assigned.
TYPICAL QUALIFICATIONS High school or GED, Four (4) years of experience in general commercial and industrial construction and related fields, and 12 to 18 months related management experience, or equivalent combination of education and experience.Basic: Spreadsheet, Word Processing/Typing is required.Must possess a valid Class C Driver's license when hired.Must have at least one International Code Council (ICC) related to the IRC or IBC construction related codes.Must possess a Master or Journeyman Electrical License issued by the TDLR.Four (4) years of experience as a Building Inspector, municipality experience preferred.Plumbing Inspectors License issued by the State of Texas Board of Plumbing Examiners preferredPlan review Certification or related experience.
