Salary : $54,100.80 - $75,732.80 AnnuallyLocation : Flower Mound TX 75028, TXJob Type: Full Time RegularJob Number: 2024-139Department: Development ServicesDivision: Building InspectionsOpening Date: 12/09/2024Description Performs all necessary inspections to ensure compliance with building, electrical, mechanical, energy, and plumbing inspections for commercial and residential construction, local ordinances, and sign regulations. Examples of Duties•Reviews residential building plans and specifications and performs on-site inspections to verify compliance with code requirements including quality of materials and methods of construction for footings, foundations, excavations, wood framing, concrete work, steel erection, lathing, plastering, tile work, and masonry; electrical installations; zoning requirements; sign regulations; and other construction work.•Requires corrections be made when deficiencies exist and may assist builders and owners in determining how corrections are to be made to ensure conformance with regulations.•Keeps simple records of inspections made and inspection results.•Answers technical code questions and furnishes information to the public (citizens, builders, developers, architects, and engineers) regarding the requirements of building codes, zoning, and sign ordinances.•Assists with the issuance of permits for construction and determination of applicable permit fees.•Investigates complaints, issues court citations for violations, and attends court when violations are filed.•Interacts with citizens, builders, developers, and design professionals regarding inquiries, complaints, and recommendations.•Suggests maintenance and upgrades of codes and ordinances to the Assistant Building Official as required.•Adheres to departmental, personnel, and safety policies and procedures.•Informs supervisor of necessary work activities.•Performs other duties as assigned. Minimum Qualifications BASIC QUALIFICATIONS:•A High School Diploma or General Equivalency Diploma (GED) is required.•Must have a valid state issued driver's license and driving record must be in compliance with Town policy.EDUCATION:•A State of Texas Plumbing Inspector's License is required.•A State of Texas Master or Journeyman's Electrical License or Certification by the International Code Council as an Electrical Inspector is required within one (1) year of hire.•Must obtain a Commercial Energy Inspector and Commercial Building Inspector Certification within two (2) years of hire.WORK EXPERIENCE:•Four (4) or more years of general building contracting and construction or construction inspection work experience is required.Must submit to and pass a post-offer, non-regulated drug test and thorough background checks (including criminal history). Desired Qualifications KNOWLEDGE / SKILLS / ABILITIES:•Must have an extensive working knowledge of both commercial and residential building construction practices.•Must have a working knowledge of pertinent construction codes and ordinances, proper inspection methods, and legal procedures involving enforcement of local building codes and ordinances.•Must have good communicative skills, both oral and written to include spelling, grammar, punctuation, and sentence structure.•Must be able to read and understand blue prints, codes, ordinances, and construction plans and specifications.•Must be able to work well under pressure and stress, ability to meet deadlines and practice efficient time management, and effectively communicate with the general public, employees, and industry professionals in a proficient and satisfying manner.•Must be able to work hours before 8:00 AM or after 5:00 PM, as well as weekends when necessary.PHYSICAL ABILITIES:The physical abilities described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.•Must be able to see, talk, hear, smell, read, write, type, and follow oral and written directives.•Must be able to suitably climb ladders, kneel, stoop, bend, twist, crawl, walk, push, pull, lift, and carry up to 50 lbs. of equipment and materials; work indoors, outdoors, confined spaces, trenches, unstable, and rough terrain; work in adverse environmental conditions, inclement weather, hazardous, and noisy surroundings.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.HIPAA COMPLIANCE STATEMENT:All employees who have access to health information whose confidentiality is protected by the HIPAA Privacy Rule must have an understanding and knowledge of the Privacy Rule that corresponds to their job responsibilities.
