POSITION SUMMARY
Oversees the daily operations of building maintenance within all City buildings.
Department : Public Works
Posting Type : Announcement/Bid
Salary : $66,566 per year.
Union : This position is included in the American Federation of State, County, and Municipal Employees, Local 2037 meet and discuss unit and will be filled in accordance with the provisions of the Memorandum of Understanding.

+ A current, valid Pennsylvania Class C Pennsylvania Driver's License (or out of state equivalent) is required prior to appointment and must be maintained throughout employment. Qualifying Requirements: Your City of Pittsburgh application will be reviewed and your work experience and education/training will be evaluated to determine if you meet the qualifying eligibility requirements listed below for this position. You will be sent an eligibility letter regarding your eligible/ineligible status.
+ WORK EXPERIENCE: The application must clearly show five (5) years of full-time supervisory experience in the construction industry . (Less than full-time experience will be calculated on a pro-rated basis.)
+ EDUCATION/TRAINING: The applicant must possess a High School Diploma or equivalency.
+ EQUIVALENCY : Education/training and/or work experience may be substituted on a year for year basis if the application clearly shows the required number of years to meet the Total Qualifying Requirement for this position (based on the sum of work experience and education/training listed above). The Total Qualifying Requirement is five (5) years. (See NOTE under the General Application Requirements Section above regarding the verification of education/training.)
+ Journeyman License in a building trade and one (1) year of experience supervising others.

+ Four (4) years building maintenance work and one (1) year of experience supervising others.
+ -OR-
+ Five (5) years in a supervisory role in the construction industry.
CIVIL SERVICE EXAMINATIONS

POSITION DUTIES
+ Supervises and coordinates Laborers and General Laborers, and other assigned personnel and/or crews on building maintenance projects and activities including but not limited to construction projects, installations, office moves, event set-up and break-down, interior remodeling, building demolition, building systems maintenance, non-contracted cleaning, and other physical tasks.
+ Plans, coordinates, and directs work with other building trades, contractors, project managers, and DPW personnel; may serve as a department liaison with other City Departments and outside agencies on assigned projects.
+ Plans, coordinates, and directs contractor-provided services including but not limited to elevator maintenance, janitorial services, window cleaning, pest control, and roof repairs.
+ Inspects work daily while in progress and upon completion to ensure quality of work and adherence to departmental and safety standards and procedures as well as provide progress updates as requested or required.
+ Incorporates Best Management Practices (BMPs) in the daily, weekly, monthly, yearly, and seasonal maintenance of all City assets.
+ Directs the safe operation of assigned motorized equipment; responsible for ensuring preventive maintenance schedule on assigned equipment; may review and recommend vehicle and equipment specs for acquisition.
+ Recommends establishment of contracts and directs acquisition of materials, supplies and various types of building services to supervisor; orders approved tools and supplies necessary to complete assigned work; assists in the preparing of budgets for area and monitoring costs of projects and maintenance.
+ Maintains records, including timesheets, job progress, materials cost, etc.; prepares accurate reports as assigned or required, both manually and electronically.
+ On-call twenty-four (24) hours in the event of emergencies; may work evenings, weekends, and/or holidays.
+ Plans, develops, directs, coordinates, organizes, and controls the materials, equipment, and personnel under jurisdiction toward the effective, efficient, and economical attainment of program goals, including maximum convenience to the public and safety of employees.
+ Manages area of responsibility in strict accordance with applicable laws, regulations, and established policy, including union agreements to ensure fair and standardized treatment of employees.
+ Performs activities and functions of related personnel and other related tasks/duties as assigned or required.
