JOB DESCRIPTIONBUILDING MAINTENANCE LABORERFLSA Status: HourlySupervision Received: Reports to and works under the supervision of the Building Maintenance Forman and Building Superintendent. Coordination of work with other Building Maintenance employees.Supervision Given: NoneDESCRIPTIONPerforms a variety of tasks in the areas of basic electrical, plumbing, carpentry, housekeeping, and painting to perform maintenance, repair, preventative maintenance and daily operation of city buildings and properties.ESSENTIAL FUNCTIONSThe following examples are illustrative only and are not intended to be all inclusive.
  • Responsible for the daily operations and maintenance of city buildings; interior and
exterior; commercial and industrial.
  • Performs tasks requiring skills in the repair, maintenance and preventative maintenance of City Hall buildings and grounds; electrical, mechanical, and plumbing needs.
  • Perform minor electrical, carpentry, painting, plumbing, and HVAC repairs.
  • Possess knowledge of methods, materials, tools, and equipment used in the performance of repairs, maintenance, and construction as well as the occupational hazards and precautions of the work.
  • Attend and participate in meetings as required and establish effective working relationships with other departments.
  • Ability to work planned and unplanned overtime, various shifts and hours to accommodate needs or respond to emergencies.
  • Abide by all City policies and procedures.
  • Understand and consistently implement all City policies and procedures.
  • Maintain confidentiality with all vendors and employee transactions and activities.
  • Share knowledge and assist other staff with day-to-day activities to promote effective teamwork to accomplish the goals of the City.
  • Assist in relocation, set up, and break down of office furniture, equipment, and supplies.
  • Assist in the setup and tear down for special events.
QUALIFICATIONS
  • High school diploma or equivalent.
  • 2 years combined experience in building maintenance, building and/or construction activities.
  • Valid Michigan driver's license and no more than (5) points on record with no drug or alcohol related driving convictions currently on record.
  • Knowledge of methods, materials, tools and equipment involved in construction.
  • Familiarity with the organizational structure and operations of the City.
  • Ability to understand, speak and write in the English language.
  • Read and interpret documents and write routine reports and correspondence.
  • Perform multiple tasks accurately and efficiently under time constraints.
  • Work both independently and cooperatively.
  • Ability to exercise professional judgement and maintain confidentiality when necessary.
  • Ability to follow instructions.
  • Apply instructions and guidelines in the resolution of problems.
  • Ability to deal tactfully with the public and work with sensitivity with a diverse population.
  • General knowledge of electrical.
  • General knowledge of plumbing.
  • Basic Carpentry skills, measuring and cutting wood.
  • Basic computer skills that encompass effective use of email, and internet browser.
  • Ability to coordinate move team for furniture.

While performing the duties of this job, the employee is regularly required to sit and stand, walk on uneven terrain, climb stairs, bend, stoop and kneel. Be able to clearly hear constituents when speaking in person or on the telephone. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
