This posting is for the fulfillment of a Building Maintenance Technician I or a Building Maintenance Technician II position. The position will be filled as either a Building Maintenance Technician I or II contingent on the selected candidates' work experience, knowledge, skills, abilities, and qualifications.
Building Maintenance Technician I General Statement of Duties:
Performs a variety of skilled maintenance tasks on all building systems and components for assigned County facilities, including skilled maintenance work in the areas of building, mechanical, electrical, plumbing, carpentry, and painting. Responsible for the daily general maintenance and operation of all building related systems and components. Provides direction and reviews work performed by contractors as required. Performs other duties as assigned.
Building Maintenance Technician II General Statement of Duties:
Includes all of the above and in addition this position performs repairs, installations, preventative maintenance and related work in the areas of mechanical, electrical, plumbing, carpentry and other building tradesBuilding Maintenance Technician I:
* Performs mechanical, plumbing, electrical, painting, and carpentry tasks (Preventative Maintenance) on County buildings.
* Repairs or replaces mechanical equipment.
* Repairs or replaces plumbing fixtures.
* Repairs or replaces electrical devices such as switches, receptacles, ballast, motors, and light fixtures.
* Installs, repairs, and replaces doors, windows, trim, and locks.
* Performs minor wall repairs and painting.
* Purchases and or receives bids for maintenance materials and supplies, and performs associated paper work.
* Performs a variety of other routine maintenance tasks.
* Maintain work orders using an electronic work order system.
* Use technology including laptop computers, cell phones, and remote access software.
* Attends monthly Safety meetings.
* Provides customer service.
* Subject to twenty-four (24) hour call and ability to respond to emergency calls within thirty (30) minutes when on a rotating stand-by status.
* Works varied shifts as assigned to perform critical maintenance functions. (Handled By Overtime)
* Performs other duties as assigned.
Building Maintenance Technician II:
* Monitors the condition of life safety equipment and performs tests and inspections as directed by Facility Manager.
* Repairs, maintains, troubleshoots, installs, and/or directs licensed contractors for the same related to skilled commercial plumbing systems.
* Repairs, maintains, troubleshoots, installs, and/or directs licensed contractors for the same related to wiring, motors, transformers, generators, lighting, appliances, circuits, and other electrical system equipment and components.
* Repairs, maintains, troubleshoots, installs, and/or directs licensed contractors related to heating, air conditioning, refrigeration equipment, controls, distribution, and other mechanical related systems.
* Performs general maintenance work related but not limited to: flooring, roofs, gutters, downspouts, furniture, light carpentry, walls, ceilings, concrete, locks, windows, trim, doors, and paint.
* Monitors building Heating, Ventilation, and Air Conditioning (HVAC) performance and building automation systems. Report trends, anomalies, or issues to maintenance supervisor.
* Purchases and/or receives quotes as directed for maintenance materials and supplies, and performs associated paperwork.
* Performs and directs all work to be completed in a safe manner.
* Provides prompt, polite, customer service to all building occupants and County personnel.
* Subject to rotating and emergency event twenty-four (24) hour on-call assignment and ability to respond to emergency calls within thirty (30) minutes when on assigned stand-by status.
* Works occasional varied shifts or overtime as assigned to perform maintenance functions.
* Monitors County Facilities for unsafe conditions.
* Create, receive, and close work orders via electronic work order system.
Building Maintenance Technician I & II:
Education
Required: High school diploma or equivalent supplemented by trade or technical school courses in Electricity, HVAC, or another related building trade. Or, demonstrated experience and qualifications necessary for the position.
Preferred: Journeyman Tradesman Certification
Experience
Required: Five (5) or more years experience in the industrial or commercial maintenance field.
Building Maintenance Technician I:
Certifications/ Licenses
Required: Valid Virginia driver's license with good driving record.
Building Maintenance Technician II:
Certifications/ Licenses
Required: Valid Virginia driver's license with good driving record.
Required: Master Tradesman current license issued by the Commonwealth of Virginia and demonstrated combination of experience and education which provide the required knowledge, skills, and abilities.
OR
At least two of the following:
* One year completion certificate from accredited trade or technical school diploma in electricity, HVAC, or a related building field.
* Journeyman level tradesman current license issued by the State.
* Apprentice Completion certificate in a relevant building trade.
* EPA Refrigeration Certificate.
* Associates degree in a related building or trade field.
* Backflow Prevention Device Worker license issued by the State.
Building Maintenance Technician I & II:
Knowledge, Skills and Abilities
* Extensive knowledge of methods, materials, procedures, building automation systems, controls, and equipment used in the maintenance and repair of buildings.
* Good knowledge of carpentry, plumbing, painting, mechanical, and electrical trades.
* Knowledge of pertinent rules and regulations, guidelines, safety orders, departmental operating procedures, and safety regulations sufficient to ensure that work is performed in compliance.
* Knowledge of personal computers and operational systems for Building automation.
* Ability to utilize computers and applications related to facilities management functions.
* Ability to safely handle and use common hand and power tools used in building and equipment maintenance.
* Ability to interface well with other technical staff, as well as interacting with vendors, contract personnel and suppliers.
* Ability to adapt to change where daily activities often change due to customer needs, building emergencies, or requests from management.
* Ability to efficiently organize work and complete assigned projects with a minimum of supervision
* Ability to understand and follow instructions regarding safety practices including the use of equipment and material supplied by the County.
* Ability to follow oral instructions and read and follow written instructions.
* Ability to read and interpret blueprints, schematics and wiring diagrams.
* Building Maintenance Technician II is required to have more technical knowledge as well as knowledge of pertinent rules, regulations, guidelines, safety orders, departmental operating procedures, and safety regulations sufficient ot ensure that work is performed in compliance.
