Are you a looking to use your skills to improve the quality of people's lives? Consider joining Lutheran Social Services' Housing team as a Building Maintenance Technician. This role supports our HUD apartment buildings, office locations, and LSS program sites throughout the Milwaukee Area. This is a full-time, benefit eligible position with hours M - TH with rotating on call.

The Maintenance Technician maintains the physical assets of the properties. Under supervision, performs skilled and semi-skilled maintenance functions , monitors to assure safe working conditions, performs repairs, documents work completed and makes purchases.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

This list of duties and responsibilities is not all-inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

* Serves as a representative of the agency and the facilities/properties/programs to internal and external customers. Maintains a professional courteous manner with residents, vendors, contractors and team members.

* Works as a collaborative team member to support the Business Unit and Continuum of Care model.

* Assumes direct responsibility for ensuring property appeal, code compliance, and functional status of fixed and disposable assets. Coordinates and works with team members to set goals and ensure all properties are kept to LSS and regulatory standards.

* Ensures that no duties are undertaken that are beyond the individuals training and experience or that cannot be safely performed.

* Reports unusual occurrences and observations of damage to appropriate staff.

* Obtains and maintains a working knowledge and familiarity with property expectations/requirements of LSS and external parties including but not limited to HUD, Real Estate Assessment Center (REAC), Wisconsin Housing and Economic Development Authority (WHEDA), Michigan Multifamily Asset Managers (MMAM), the States of Wisconsin and Michigan, and various municipal code enforcement agencies.

* Ensures completion of all work related activities is fair, ethical, and consistent.

* Responsible for the completion of all assigned maintenance requests in an efficient and timely manner, both interior and exterior- including but not limited to:

* Plumbing, heating, electrical and carpentry repairs;

* Construction/assembly of buildings, walls and furniture;

* Performance of preventative maintenance and minor repairs to boilers, water heaters and other mechanical equipment;

* Securing/replacement of loose flooring, wall tiles, baseboards and moldings. Removal of carpeting and flooring;

* Repair/replacement of windows, doors, screens and furniture;

* Applies paint, shellac, varnish, enamel, stain and other protectives;

* Calibrates thermostats and cleans/replaces filters for heating and ventilating equipment;

* Lubricates mechanical equipment such as motors, generators, compressors, steam pumps and circulating pumps- changes belts as needed.;

* Maintains and operates a wide variety of snow removal and grounds maintenance equipment;

* Moves furniture, office equipment, file cabinets, etc.;

* Repairs drywall, hangs blinds, installs curtains, hangs pictures, etc.;

* Replaces light bulbs, removes broken glass, and resets circuit breakers;

* Participates in the 24-hour emergency maintenance call rotation as assigned. Carries a cell phone as required, responds to emergency calls in an efficient and timely manner.

* Following established procedures, and within established expense limits, purchases supplies and materials necessary to complete work assigned/identified.

* Performs regular and routine visual inspections of all aspects of the facility, apartment, grounds etc. Reports areas of concern to appropriate individuals. Completes work orders for identified issues.

* Completes assigned preventative maintenance routines/inspections.

* Provides direct services that enhance the curb appeal and interior appearance of the facility/apartment/program including but not limited to picking up trash, sweeping curbs, maintaining dumpster and trash enclosure areas, maintaining landscaping beds, etc.

* Performs tests on emergency equipment and life saving devices and documents results.

* Inspects fire suppression equipment, fire extinguishers, etc. - arranges for required maintenance and professional equipment testing as assigned.

* Assists in monitoring work completed by outside vendors; reports concerns to supervisor.

* Responsible for completion of all assigned trainings by the established due date.

* May complete unit turnovers/make readies.

* May operate large janitorial equipment such as heavy scrubbing machines to strip and wax floors or clean carpets.

* May perform fire, disaster and severe weather drills.

* May perform vehicle, trailer and equipment maintenance and repairs.

* May apply fertilizers and pesticides.

* May discuss and evaluate existing and new products with distributors and make purchasing recommendations.

* May be responsible for set up/tear down of meeting and activity rooms/spaces.

* May inventory and order facility maintenance supplies.

* May solicit third party bids, review and make recommendations for specific vendors.

* Performs other duties as required.

EDUCATION AND/OR EXPERIENCE:

Graduation from high school or GED equivalent preferred. Two (2) years of work experience involving general repairs and maintenance to building and grounds is preferred, to include:

* Considerable knowledge of building maintenance, housekeeping, and security.

* Considerable knowledge of the materials, equipment, tools, and methods used in cleaning and maintaining buildings.

* Considerable knowledge of electricity, heating, plumbing, air conditioning, and carpentry.

* Ability to understand and apply federal, state, and local laws and regulations.

* Ability to establish and maintain effective public and working relationships.

* Ability to operate and maintain a variety of equipment.

* Ability to perform heavy manual labor.

* Ability to read and understand blueprints.

CERTIFICATES, LICENSES, REGISTRATIONS:

Must have a valid driver's license and have reliable transportation to perform the essential duties of the role; a motor vehicle check (MVR) with a satisfactory driving record per the LSS Driver Safety Procedure is required, and ability to meet LSS auto insurance requirements.

Keyboarding is required for this position.

The incumbent of this position may work in both an office environment and a variety of program sites. Must be willing to work from multiple locations. The incumbent will be exposed to outdoor weather conditions.

May occasionally be exposed to chemical fumes such as paint and carpet cleaning. Will enter client's dwellings or programs and be exposed to smoke and common household allergens such as dust, mildew and pets.

The noise level in the work environment is usually moderate.

TRAVEL: Ability to travel on day trips as required. Some overnight travel may be required.
