Building Maintenance Technician Grade 14 Salary $41,204.80 ($19.81 hr) - $44,574.40 ($21.43 hr)Supervisor: Michael Phillips - Facilities SuperintendentPURPOSE OF CLASSIFICATIONThe purpose of this classification is to perform supervisory, skilled, and manual work functions associated with construction, maintenance and repair of county facilities, buildings, equipment, and grounds.ESSENTIAL FUNCTIONSThe following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.Loads, unloads, carries, and passes forms, materials, tools and equipment; sets form, pours concrete, strips form and backfills.Trouble shoots HVAC mechanical problems. Assists mason with brick and block work; digs and pours footings.Assists with the pipe installation.Cleans and accounts for tools and equipment. Functions as general helper and apprentice to journeyman workers.Operates computer in relation to HVAC maintenance and monitoring. Returns work site to original condition.Assists with maintenance of equipment.Performs general repair and maintenance work on buildings and related systems (e.g., air conditioning, heating, boilers, plumbing, electrical, lighting); repairs/maintains appliances and equipment; inspects buildings and equipment to identify needed repairs.Performs simple electrical work such as replacing fuses, light bulbs, electrical sockets, and switches; performs simple carpentry work such as replacing broken windows, repairing doors and screens, constructing sleeves. Performs various skilled labor/repair functions such as carpentry, electrical, mechanical, plumbing, welding, sheet metal work, masonry, roofing, air conditioning, refrigeration, painting, etc.Performs computer software diagnostics dealing with HVAC.Performs routine and preventive maintenance tasks as needed (e.g., repairing lock systems; changing air filters; cleaning condenser coils; changing light bulbs and ballasts; repairing/replacing door hardware; etc.).Tests machinery, equipment, and parts for proper operations.Operates a variety of equipment, machinery and tools associated with construction, maintenance, and repair of county facilities (e.g., motor vehicle, dump truck and other heavy equipment, man lift, bucket lift, HVAC systems, boilers, pumps, exhaust fans, water heater, cement mixer, planer, cutting torch, power saw, skill saw, router, drill, drill press, spray gun, pick axe, shovel, transit, mechanic tools, carpentry tools, plumbing tools, electrician tools, drafting instruments, etc.).Determines materials and supplies needed for projects; coordinates availability of necessary materials.Maintains inventory of departmental equipment, materials, and supplies; initiates request for new or replacement materials.Completes various forms, reports, work orders, or other documents; forwards as appropriate or maintains for reference.Communicates via telephone and/or two-way radio; provides information; takes and relays messages and/or directs calls to appropriate personnel; responds to requests for service.ADDITIONAL FUNCTIONSOperates/maintains a motor vehicle in conjunction with performance of duties.Performs miscellaneous tasks/errands as assigned (e.g., running cables, wires, or telephone lines; moving furniture; assembling equipment/furniture; hanging pictures; etc.).Performs general cleaning/housekeeping tasks associated with conducting repair projects and maintaining shop areas.Provides assistance to other positions as needed.Performs other related duties as requiredKNOWLEDGE, SKILLS, AND ABILITIESKnowledge of the trade(s) required in the construction, maintenance and repair of buildings and systems; knowledge of laws and regulations pertaining to construction, maintenance and repair of buildings and systems; knowledge of the principles, practices, standards and methods of conducting related construction, maintenance and repair of buildings and systems; knowledge of standard and specialized equipment and tools used in construction, maintenance and repair of buildings and systems; knowledge of the availability and procurement of materials, parts and supplies; knowledge of occupational hazards and safety techniques; knowledge of departmental functions, organization, and policies; knowledge of the principles of supervision; knowledge of business mathematics; knowledge of standard office practices and procedures.Skill in performing the functions of the trade(s) required in the construction, maintenance and repair of buildings and systems; skill in the use and care of the various standard and specialized equipment and tools used in construction, maintenance and repair of buildings and systems; and skill in driving.Basic functions of HVAC diagnostic and maintenance may require refrigerant handles certification.Ability to perform a variety of construction, maintenance and repair functions related to buildings and systems; ability to read and interpret blueprints, architectural plans, construction drawings, and electrical diagrams; ability to operate the various specialized and standard machinery, equipment and tools related to construction, maintenance and repair of buildings and systems; ability to understand and explain departmental policies, procedures, rules and regulations; ability to organize work activities and establish priorities; ability to plan and coordinate work projects and work schedules; ability to assess situations and make appropriate decisions; ability to carry out work with minimal supervision; ability to understand and follow complex written and oral instructions; ability to communicate effectively both orally and in writing; ability to prepare reports and maintain records; ability to establish and maintain effective working relationships with employees, contractors and the general public; ability to perform required mathematical calculations; ability to operate standard office equipment; ability to operate a motor vehicle; ability to operate radio equipment; ability to perform manual work functions; ability to stoop, kneel, climb, or otherwise physically maneuver with equipment and on work projects; and ability to safely lift and/or carry weights of up to 100 pounds. MINIMUM QUALIFICATIONSHigh school diploma or GED required, supplemented by vocational/technical school training in various trades related to construction, maintenance and repair of buildings and related systems (such as carpentry, electrical, mechanical, plumbing, masonry, roofing, HVAC, and general construction); two years of experience in general or specialized facilities maintenance/repair work, building construction, or a related field; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid Georgia Driver's License.
