Future vacancies for this position may be filled from the eligible list to be established. The expected life of the eligible list is six months. Building Maintenance Worker $21.32 - $26.01 Hourly; $44,345.60 - $54,100.80 Annually Senior Building Maintenance Worker $23.55 - $28.72 Hourly; $48,984.00 - $59,737.60 Annually DISTINGUISHING CHARACTERISTICSBuilding Maintenance Worker: Incumbents in this class perform a variety of routine skilled and semi-skilled duties in the maintenance and repair of County buildings, equipment and related structures or assignments. Although the work assigned requires the use of journey level tools and the ability to perform operations in several of the crafts, the skills required in this classification are normally less than would be required of the Senior Building Maintenance Worker. Incumbents in this class may work under general supervision in the more routine assignments, or may be assigned to assist Senior Building Maintenance Workers on major or difficult building maintenance and repair projects. Incumbents report to the Building Maintenance Facilities Manager and/or the Building Maintenance Supervisor, and are deputized to supervise inmate trustees. Senior Building Maintenance Worker: Incumbents in this class have the primary responsibility for the performance of skilled and semi-skilled duties normally assigned to one or more of the specialized fields in the building trades. Senior Building Maintenance Worker is distinguished from the classification of Building Maintenance Worker by the higher degree of skill and specialization required and by the higher degree of independence exercised in the normal course of work. Incumbents report to the Building Maintenance Facilities Manager and/or the Building Maintenance Supervisor and are deputized to supervise inmate trustees. Incumbents in this class assist in the training of less skilled personnel, and may direct or oversee the work of assigned employees or trustees. DUTY SAMPLE Duties include but are not limited to those described below. Reasonable accommodation will be made when requested and determined by the County to be appropriate under applicable law. Building Maintenance Workers and Senior Building Maintenance Worker perform duties in the following areas: Electrical: Installs, repairs and maintains electrical fixtures and equipment such as conduits, interior and exterior wiring for equipment and appliances, wall, floor and ceiling receptacles, controls, lights and in electrical motors in various appliances and equipment; troubleshoots emergency electrical failures, analyzes probable causes and formulates remedies or consults with private electrical contractors; operates, maintains and monitors emergency electrical generating equipment. Plumbing: Installs, maintains and repairs plumbing equipment and fixtures; repairs or replaces water, gas and sewer lines, steam and hot water heating systems and other plumbed appliances and equipment; repairs broken valves, pipes and faucets; operates pipe cutters, reamers, threading machines, welding equipment and sewer cables; installs, connects and repairs lavatories, drains, pumps, hot water heaters and pipes and their fittings of a variety of metals and plastics; operates drain cleaning equipment, such as snakes. Carpentry: Alters, repairs or constructs wooden articles and structures such as office cabinets, tables, desks, counters, shelving, floors and panel partitions; cuts to plan specifications; frames and erects walls, hangs doors, builds troughs and frames, installs and repairs window units and roofs; fits and applies protective laminates; applies paint to exterior and interior, varnish, shellac, enamel or decorative finishes to various surfaces; operates and maintains a variety of hand tools and power equipment such as saws, planers, routers, shapers, sanders, drills and shape cutters to perform detail woodwork; may prepare initial job cost estimates. Installs, replaces, repairs and maintains various locking devices and door attachments including intrusion alarms and intercom systems, security attachments, panic hardware and locks; hangs new door closures and stops; maintains computer tracking system for individually assigned keys to County facilities; develops and orders hardware requirements for new and remodeled buildings. Heating and Air Conditioning/Cooling Systems: Installs, replaces and repairs air conditioning units of varying sizes and ratings; installs, replaces and repairs evaporative and swamp coolers; inspects and examines equipment to locate defects; repairs or replaces defective components; replaces motors, valves, pumps, cooler pads, and controls; performs general maintenance involving replacing filters, oiling parts, adjusting belts and performance inspection; troubleshoots and takes corrective action for minor malfunctions and breakdowns of systems; performs preventive maintenance on cooling towers and evaporative condensers; may operate, monitor, troubleshoot and repair high and low pressure steam heating systems; operates boilers and maintains proper steam pressure and water levels; performs periodic inspections; cleans, oils and adjusts boiler equipment and performs tests of safety equipment. Building Maintenance Worker/Senior Building Maintenance Worker: In addition to performing the duties in their specialty, all Building Maintenance Workers will be required to perform the duties in other areas to provide back up as required and needed; they also perform furniture removal and relocation including desks, cabinets, and metal files; unloads supplies and equipment on delivery trucks; lays tile flooring; places barricades during equipment maintenance and directs traffic during maintenance repairs and emergency situations; performs simple welding using Metal Arc Welding (MIG) and Tungsten Inert Gas (TIG) welders to repair or install equipment; tests fire sprinkler systems; sprays pesticides inside and outside of County buildings; may perform other duties such as installing, repairing and maintaining hardware, wallpapering, applying vinyl, stucco, or ceramic tile, carpet installation, mixing, pouring and finishing concrete, dry wall, moving furniture and equipment and sign writing. Medical, dental, vision, prescription drugs, mental health, and chiropractic care for employees and their eligible dependents is available. The portion of the monthly cost that the employees are responsible for depends on their bargaining unit. Retiree Health Insurance. Upon retirement from the County, and depending on bargaining unit agreements, a percentage of accrued sick leave may be converted to be used to pay for retiree health insurance benefits for eligible employee and spouse. Education Reimbursement Program. Full-time, permanent employees are eligible to receive up to $500 for units earned toward an associate's degree, or up to $1,500 for units toward a bachelor's or master's degree. Permanent employees who work at least half-time are eligible. Extra help employees are not eligible. Courses must be to increase their knowledge or ability to perform their present job or to prepare for a higher level job with the County. Flexible Benefits Program. Optional program allows employees to pay for certain qualified benefits with pre-tax salary (such as child care expenses, unreimbursed medical costs, or health insurance premiums).
