Job DetailsJob Location: Hattiesburg - Hattiesburg, MSSalary Range: UndisclosedDescriptionJob SummaryThis is semi-skilled work in general building maintenance activities.Under the direction of the Campus Administrator (Tradition), Director of Facilities, Maintenance Supervisor or other assigned Supervisory personnel, performs a variety of semi-skilled general building and equipment maintenance work related to electrical, plumbing, HVAC, minor locksmithing, carpentry, and painting; maintaining facilities in a comfortable, safe, and secure condition. Occasionally works with Events Crew, Grounds Crew, and Projects Crew (as needed).Duties and ResponsibilitiesThis job description does not state or imply that these are the only duties to be performed by the employee occupying this position. Duties and responsibilities listed are essential job functions and exclude functions which are incidental to the performance of fundamental job duties.* Perform repair, installation, and troubleshooting of facility electrical systems, i.e. ballasts, relays, motors, controllers, and lighting.* Install, maintain, repair, or replace plumbing fixtures and flushing mechanisms, water faucets, valves, drinking fountains, fittings and gaskets; utilize appropriate tools to clean and clear clogged drains and obstructed sewer lines.* Remodel offices and classrooms, design, fabricate, install, and modify shelves, partitions, and counters; repair broken or damaged furniture; replace carpets, damaged floors, ceiling tiles, window shades, bulletin boards, chalk boards, pictures and plaques.* Inspect and repair roof leaks; clear gutters and downspout; install flashing, weather-stripping, gutters, downspout, and roof drains.* Reset and adjust time clocks controlling automatic lighting, heating and air conditioning. Perform maintenance and emergency repairs on various types of heating and ventilation equipment in the absence of the HVAC technician when emergencies occur.* Perform general painting; sand and repair walls; stucco, wall coverings; mix and apply paints, wood finishes, stains, and sealers.* Maintain safe facilities; respond to water leaks, broken glass, gas leaks, fire and other hazards. Conduct emergency facility repairs. Notify the Maintenance Supervisor and Director of Facilities during urgent and emergency maintenance actions and repairs.* Confer with contractors and vendors performing contracted preventative maintenance services.* Smooth's surfaces, using sandpaper, wire brushes or steel wool and removes old paint from surfaces, using paint remover, scrapes, wire brushes or blowtorch to prepare surfaces for painting.* Fills nail holes, cracks and joints with putty plaster or other filler.* Selects premixed paints or prepares paint to match specified colors by blending and mixing required proportions of pigment, oil and thinning and drying substances.* Paints surfaces, using brushes, spray gun or paint roller. Simulates wood grain, marble, brick or tile effects. Creates special effects by applying paint.* Perform all duties and efforts in compliance with federal (OSHA), state, local and university safety procedures, policies and standards.* Sets-up and takes down campus events, tables, chairs, electrical apparatus', tents, etc., when assigned to Event Crew.* Mows Grass, trims bushes, edges sidewalks, tends to flowerbeds, maintains campus grounds when assigned to the Grounds Team* Performs minor construction-remodeling duties in support of the Projects Crew.* Operate and maintain Fire Protection Equipment; sprinkler systems, fire dept connections, fire pumps (Tradition Campus), fire extinguishers, etc.* Perform other duties as assigned.Physical DemandsHeavy physical labor with constant standing and walking for extended periods of time; walking over rough or uneven surfaces; frequent lifting, carrying, pushing and pulling of objects weighing up to fifty pounds; frequent bending, kneeling and stooping; unfettered manual dexterity required to bend, kneel, stretch, twist, carry, climb ladders and operate power equipment safely; ability to operate vehicles including electric and gas carts to carry, pick-up or deliver supplies to various work areas and/or campus locations. Ability to properly and continuously wear OSHA, ANSI, and WCU designated Personal Protective Equipment (PPE).WORKING CONDITIONS: Indoor and outdoor environments in all weather conditions including rain and extreme heat and cold; exposure to sun or cold for extended periods of time; work on slippery and uneven surfaces; work at above ground locations such as ceilings and roofs and in confined and awkwardly configured areas; work in poorly-lighted areas, and around electrical panels; work while using or wearing safety equipment such as steel toed footwear/work boots, hearing protection, respirators, protective gloves, face shields -goggles, and rain suits; exposure to dust, oil/grease, gasoline, diesel fuel, smoke and pollen, and/or hazardous materials such as solvents and other chemicals and fumes; exposure to loud noise levels from equipment and vehicle operation; must work with and around equipment and machinery with moving parts; work assignments may be scheduled at any campus location(s), at any time, day, evenings or night, including weekends and holidays as needed to conduct maintenance activities. May be required to work in close proximity to exposed human cadavers (bodies) and body parts within the University College of Osteopathic Medicine. Adheres to OSHA, WCU and departmental dress code and requirements; appearance is neat, clean and professional, properly wears WCU designated Facilities Maintenance Staff uniform daily, without accessories, decorations or alteration. Attends Chapel, official University events, and athletic (home) games, in support of University sanctioned activities. Compliance with OSHA, ANSI, and WCU established safety requirements and proceduresQualificationsRequired Qualifications* Previous related experience.* Job requires employees to provide, and use personal Hand Tools.* Ability to perform basic math calculations.* Ability to fluently read, write and speak the English language.Preferred Qualifications* High School diploma desirable.* Two years of directly related work experience.* Valid Mississippi driver license.* Completion of formal Building Maintenance Technical Training Course.* OSHA Fork Lift operator's certificate.* MS State HVAC license/certificate.
