We believe in fostering a sense of community and providing essential services to promote well-being and stability.We are seeking a dedicated, experienced, and motivated live-in Building Superintendent to join our team and oversee the day-to-day operations of our new 117-unit affordable / supportive housing program. The Building Superintendent will play a key role in ensuring the safety, cleanliness, and functionality of our residential building and fostering a positive living environment for our residents. Key Responsibilities• Perform regular inspections of the building and grounds to identify and address maintenance and safety issues promptly.• Coordinate and oversee repairs and maintenance tasks, including plumbing, electrical, HVAC, and general building upkeep.• Respond to residents and staff inquiries, requests, and emergencies promptly and professionally.• Conduct move-in and move-out inspections, as well as apartment turnover preparations.• Collaborate with support staff to ensure the overall well-being and satisfaction of residents.• Required to reside in the designated apartment within the building. This arrangement ensures the Building Superintendent is readily available to respond to emergencies and provide continuous support to tenants. The on-site living arrangement is also an important aspect of maintaining the property's safety, security, and operational efficiency.Qualifications• High school diploma or equivalent (related certifications and or training are a plus).• 10 years of previous experience in building maintenance, property management, or a related field.• Strong knowledge of building systems and maintenance best practices.• Compassionate, patient, and empathetic attitude toward residents facing challenges.Physical Requirements • Must be able to access offices and apartments above basement level using stairs (up to 11 flights) and an elevator.• Proficient at safely using tools and equipment associated with the job.• Must be able to lift, carry, push, and pull material up to 50 lbs. Schedule 35 hours per week Monday through Friday, but the position requires availability 24 hours a day, seven days a week to respond to emergency situations, weather related response and/or incidents.Wages• Hourly - $26.92 to $29.12• Annualized at $49,000 to $53,000 plus two-bedroom apartment (contingent on employment).
