Position: Buildings and Grounds Supervisor Reports to: Superintendent or Designee Employment Status: Regular/Full-time FLSA Status: ExemptDescription: The Buildings and Grounds Supervisor is responsible for the leadership, management and day-to-day operations of the Buildings and Grounds which includes the maintenance and custodial staff as well as clerical staff assigned to the Department. PERFORMANCE RESPONSIBILITIES: - Supervise, assign, evaluate, schedule, and recommend maintenance and custodial employees.
- Cooperate with building principals to meet their building needs.
- Inspect buildings and grounds to determine custodial and maintenance requirements as well as work progress.
- To establish and recommend priorities for repair projects.
- To estimate cost of repair projects in terms of labor and material.
- To layout and inspect work and assist crew members.
- To determine, establish, and write specifications pertaining to custodial and maintenance supplies and equipment.
- Receive/process maintenance requests.
- Evaluate the efficiency of the department and make recommendations for improvements.
- To be on call 24 hours a day in case of emergencies.
- Direct, coordinate and otherwise facilitate the removal of snow on campus lots and sidewalks
- Provide in-service for related employees when necessary.
- Ability/experience with overseeing the energy consumption at the campus by monitoring and properly adjusting all heating/cooling, lighting and other energy uses to keep or reduce the energy usage and perform normal operator adjustments and service to facility equipment such as, but not limited to, compressors, HVAC system, and assist in maintaining records on operational and maintenance activities
- Submit annual reports of custodial and maintenance work.
- To maintain and submit payroll records
- Perform other duties as assigned by the Superintendent.
- Direct the Buildings and Grounds Department including all trades assigned thereto so as to ensure efficient and safe operations at the lowest cost in line with District objectives.
- Direct, coordinate and otherwise facilitate construction activities so as to insure communication with all parties involved and completion of projects in line with the plans and specifications.
- Contract for services for repair and construction projects; responds to contractor issues as necessary.
- Review contract documents and designs and recommending changes as appropriate.
- Conduct sites visits to monitor progress of various facilities projects and assure compliance with established plans, contract specifications and schedules, permit requirements and related regulatory standards; initiates corrective action as necessary.
- Coordinate the execution and completion of facility work orders in a cost effective and timely manner by implementing an electronic process. Duties include, but are not limited to, determining work order priorities, developing plans of action to address problems, and assuring availability of necessary supplies and materials to complete the job.
- Direct the day-to-day activities of departmental staff and oversees the custodial employees
- Supervise the performance of departmental employees through regular observation and evaluation; communicates with staff as needed to improve performance.
- Provide appropriate orientation and training to staff.
- Provide feedback of pertinent information on a timely basis to the Superintendent or designated supervisor and other management personnel.
- Keep abreast of regulatory standards and District policies applicable to the maintenance function including OSHA standards, EPA requirements, and infection control and safety practices.
- Promote good safety practices and procedures to ensure safety of students and all employees.
- Develop direction and plans for the improved operations of the department.
- Develop immediate and long-range goals for the department.
Other Duties and Responsibilities: - Prepare the annual department budget.
- Monitor and review expenditures; and initiate appropriate action to correct significant variances as necessary.
- Monitor the District's utility usage and costs; initiates cost control procedures as appropriate.
- Maintain electronic door access, security monitoring, and automated HVAC control systems in good repair.
- Maintain all safety and code requirements of the federal, state, and local board of education guidelines.
- Order and account for material and labor relative to assignments.
- Maintain the inventory of district-owned tools, equipment, hardware, materials and supplies
- Conduct routine and periodic inspections of school and facilities as part of a preventative maintenance program.
- Ensure the care, condition, appearance, repair, or replacement of all physical equipment, buildings, facilities and grounds.
- Perform other duties as assigned by the Superintendent.
Qualifications: - Experience with school facilities management a must. Other training will be considered.
- Possess a significant knowledge of carpentry, electricity, HVAC systems, plumbing, computer controls, computer management systems and structural design.
- Must be able to pass a criminal background check.
- Must possess a valid driver's license.

Additional Working Conditions - Occasional exposure to blood, bodily fluids and tissue, electric hazards, extreme heat, fire, fumes, heavy equipment, irritating chemicals, asbestos sampling, airborne particles.
- Periodic exposure to: dangerous, caustic or hazardous chemicals, loud noise; ie., power tools.
- Frequent exposure to dust, inclement weather conditions, construction hazards, unruly children or adults, attends functions outside of normal working hours, on call during off hours, travels to and accesses work sites.
