Capital Project ManagerREPORTS TO:Senior Capital Project Manager SCHEDULE:Full-time, 12-months/year, 40 hours/week, Monday - Friday, 7:00am-4:00pm.Schedule may vary according to departmental and Academy needs. Position Purpose To advance the mission of Facilities Management ~ providing safe, efficient, and expert support to the Academy ~ by effectively managing capital construction and renovation projects and the related processes. Job Responsibilities
  • Provides effective management and coordination of assigned capital projects to ensure that standards of quality, budget, and schedule constraints are met in a professional manner.
  • Acting as the Academy's representative in the design and construction of new construction and renovation projects and oversees all phases of the building process including permitting, design, construction, furniture procurement, and occupancy.
  • Serving as the primary point of contact and liaison between architects, engineers, contractors, town and state agencies, faculty and staff during the project lifecycle.
  • Monitoring the progress of projects under construction and using independent critical analysis in the review of contractor schedules. Communicating with end-user to keep them apprised of progress and schedule.
  • Monitoring and reviewing contractor quality control and construction safety programs. Providing quality assurance surveillance of contractor work to ensure that materials and methods comply with contract documents.
  • Coordinating and scheduling the interface of contract work with other departments.
  • Maintaining current cost information, track project budgets, and prepare and calculate project cost estimates, process timely payments, and change requests.
  • Identifying and implementing creative solutions to problems to stay within budget and time restrictions.
  • Coordinates obtaining and managing project close out documents including punch lists, certificates of substantial completion, record drawings and submittals, and final payments.
  • Assisting in the development and prioritization of future capital projects, including the development of scope, specifications, standards, and cost estimates.
  • Providing facility information for architects, engineers, contractors and department personnel on an independent and responsible basis.
  • Responding to urgent needs for contractual support in assigned building system areas.
  • Performs other duties as assigned.
Knowledge, Skills and Competencies
  • General knowledge of basic building codes required.
  • Must have general knowledge of all phases of building construction, methods, tools, and equipment of the trade including wood materials and their properties, techniques of finishing sheetrock, plastering, and painting: proper glass cutting techniques; and proper wood turning techniques.

  • Ability to follow verbal and written directions, maintain a professional demeanor and restraint at all times, including stressful situations.

  • Bachelor's degree in engineering, architecture, business administration, or building construction/construction management is required.
Experience
  • Minimum of 2 years of experience managing construction projects is required.
  • Experience working with adolescents in an educational setting preferred.
  • Experience in an institutional or campus setting
  • Valid driver's license required
Physical Requirements
  • Physical demands are in excess of those for sedentary work and will require the ability to remain standing for extended periods of time, go up and down flights of steps, lift and push heavy objects as well as stoop, squat, bend, kneel, crouch, and lift.
  • May require working off scaffolding, staging, bucket trucks, lifts, and ladders.
  • Ability to lift and transport a minimum of 25lbs without assistance.
  • Ability to work in confined areas and areas subject to extreme heat and cold temperatures.
  • Ability to withstand exposure to inclement weather (rain, snow, sleet, freezing temperatures, etc.).
  • Additional Requirements
  • Successfully complete a criminal background check (reviewed every 5 years).
  • Clean Driving record (reviewed annually), if applicable.
