The Capital Project Manager is responsible for project planning, scheduling, subcontractor management, client communication, and overseeing projects in the multi-family sector. This role collaborates closely with sales to identify and execute change order opportunities and works with various stakeholders to ensure projects are completed on time and within budget.
Performance Objectives:
- Oversee daily project management processes to meet requirements, schedules, and financial goals.
- Implement governance through standards and processes throughout the project lifecycle.
- Utilize project management expertise to establish productivity and quality targets.
- Manage 25-40 active projects, with values from $30k to over $1M.
- Work with the sales team on estimates and proposals as needed.
- Collaborate on job buy-outs and ensure accurate profit estimates.
- Plan construction phases from initiation to completion using project management tools.
- Develop and adhere to budgets and timelines, communicating changes to stakeholders.
- Maintain job site safety and perform regular hazard analyses.
- Obtain necessary permits and regulations.
- Order materials and supplies as needed.
- Supervise a backlog of projects, ensuring accountability for progress and profitability.
- Manage independent contractors, including sourcing and training.
- Conduct site visits as required to meet customer needs.
- Coordinate with contractors on remote projects for updates and documentation.
- Use project management software to track progress and document advancements.
- Provide regular status updates to stakeholders.
- Address client questions and concerns promptly to ensure satisfaction.
- Build and maintain relationships with subcontractors and clients.
- Ensure compliance with building codes and safety regulations.
- Approve progress payments based on project milestones.
- Report safety incidents in a timely manner.
- Organize work and determine necessary resources.
- Perform additional duties as assigned.
Competitive Candidate Profile:
- Bachelor's degree required; degree in Construction Management preferred.
- Minimum of five years in project management, with experience in estimating or related areas.
Proficient in project management tools, including Gantt scheduling, project takeoffs, budgeting, and report updating
- Experience managing multiple job sites and projects over $100,000.
- Bilingual (English/Spanish) preferred.
Strong understanding of construction techniques across various trades (MEP, Paint, Drywall, Concrete, HVAC, etc.).
- Excellent customer service and people management skills.
- Ability to work independently with minimal supervision.
- Strong work ethic, integrity, and accountability.
- Effective communication skills with various audiences.
- Proficient in MS Office and adaptable to different technology platforms.
- Detail-oriented with strong organizational abilities.
Salary Range: $95,000 - $110,000
Target Bonus: 10% (paid out quarterly)
