Job Type Full-time Description JOB DESCRIPTION JOB POSITION: Chief Building Engineer DEPARTMENT: Real Estate Services REPORTS TO: Building Manager, Director of Real Estate Management SALARY RATE: 100K-130K DOE JOB STATUS: Full Time Exempt, starting March 2025 HOURS: Monday - Friday, 40 hours per week (Or As Required) GENERAL POSITION SUMMARY The Chief Building Engineer is responsible for overseeing and maintaining an efficient operation of all building systems and to inform the Real Estate Manager of any condition affecting the building services, facility or client safety and comfort. The Chief Building Engineer will provide direction, support, and supervision of staff and collaborate with contractors to ensure that the engineering team meets objectives safely, efficiently and effectively while properly operating machinery and managing systems in a cost-effective manner. EDUCATION, EXPERIENCE, TRAINING/SKILLS, CERTIFICATIONS REQUIRED:
- High school or GED equivalent.
- Minimum eight years of experience in multi-s tory office buildings, commercial or office building facility management, engineering work, and/or in-building facility operations.
- Certifications or training in OSHA or workplace safety, Universal Technician Certification, CFC, Stationary Engineer Journeyman card and LME licensing preferred.
- Demonstrated knowledge of building mechanical systems, a working knowledge of building energy conservation strategies, and strong computer proficiencies in Building Engines, MS Word, and Excel, and demonstrated ability to operate building HVAC systems.
- Knowledgeable with codes, laws and regulations pertaining to the operation of a facility and understanding of blueprints and schematics.
- Ability to troubleshoot all building systems including electrical and DDC controls.
- Ability to operate power tools, power lifts, scaffolding, ladders and read digital meters and voltage testers. (See more below).
- Ability to walk, climb, kneel, lift, crawl, squat, bend, and other physical actions to perform office-related activities. (See more below).
- Excellent organizational and communication skills.
ESSENTIAL FUNCTIONS/TASKS: 1.Oversee the operational and administrative duties of the engineering team. Complete personnel duties related to the team including hiring, counseling, and performance appraisals, etc.. 2.Provide recommendations for operational and capital improvements. 3.Protect and improve the value of the physical building asset and ensure that building engineering systems continue to perform their intended function. 4.Maintain positive tenant relations through a prompt, courteous response to all tenant inquiries, requests, and concerns. 5.Monitor operation and maintenance of fire alarm systems, electrical, water and/or gas systems including: refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; review logs as necessary to assure proper operation of equipment; responsible for reporting any problems / malfunctions on an as need basis. 6.Develop, implement, and maintain programs, guidelines and policies for the maintenance and replacement of all HVAC equipment, and plumbing and electrical systems in all facilities. Assure that there are detailed records of preventive maintenance and appropriate recording for reporting. 7.Oversee repair and/or preventative maintenance of HVAC systems; determine preventative maintenance frequencies. 8.Prepare and submit purchase order requests, and perform periodic checks of inventory levels and equipment conditions. 9.Identify safety hazards within the buildings and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Train facilities management employees on appropriate safety measures. Monitor and work to ensure that OSHA requirements are met and maintained. 10.Recommend and estimate facility repairs and improvements for inclusion in the annual budget. 11.Perform any other duties as needed or requested.
