Job Description:

Macdonald and Company have been exclusively retained to appoint a Chief Construction Officer (CCO) for a national developer of multifamily and affordable housing. Currently, they have 20+ projects under construction across various locations with a sustained pipeline of 10-15 starts per year. The CCO will work closely with the ownership team to ensure that construction projects align with the company's strategic goals and vision. This individual will be responsible for optimizing construction processes, delivering high-quality projects on time and within budget, and maintaining a collaborative relationship between the development and construction teams.

Key Responsibilities:

Strategic Alignment with Developer:

  • Collaborate with the ownership team to ensure construction projects align with the overall goals, timelines, and vision.
  • Collaborate with other executives, such as the CEO and CFO, to develop and execute overall business strategies.
  • Provide input on project feasibility, costs, and construction methods to optimize design and development outcomes.

Pre-Construction Management:

  • Oversee all pre-construction services, including conceptual budgeting, estimating, value engineering, and constructability reviews.
  • Develop and manage pre-construction schedules that align with the development teams timelines, ensuring timely delivery of all pre-construction phases to support overall project objectives.
  • Facilitate early collaboration between design, construction, and development teams to streamline project handoff and mitigate risks before construction begins.
  • Lead procurement efforts during the pre-construction phase, including identifying subcontractors, securing bids, and negotiating contracts.

Project Delivery:

  • Oversee the execution of all construction projects, ensuring they are completed to high standards of quality, safety, and efficiency.
  • Work closely with the development team to ensure seamless transitions from design to construction.
  • Ensure that projects are delivered on schedule and within budget, while also adapting to any design changes or developer requirements.

Financial Management & Reporting:

  • Manage the construction division's financial performance, including budgeting, forecasting, and cost management, to align with overall development financial objectives.
  • Monitor and report on project profitability, cost savings, and operational efficiencies.

Operational Excellence & Efficiency:

  • Establish streamlined processes for construction management, procurement, and subcontractor coordination to ensure project efficiency and cost-effectiveness.
  • Foster a culture of continuous improvement, implementing best practices in project management, safety protocols, and compliance with industry standards.

Accelerating Construction Schedules:

  • Develop strategies to improve and accelerate construction schedules without compromising quality, safety, or regulatory compliance.
  • Implement advanced project management techniques, including Lean Construction principles and schedule compression strategies to enhance productivity.

Leadership & Team Development:

  • Build and lead a high-performing construction team that can execute a high volume of projects effectively.
  • Promote talent development and succession planning, ensuring the construction team has the skills and leadership needed to meet future demands.

Experience:

  • Minimum 10-15 years of senior leadership experience in construction, with experience in working within a developer/builder, a general contracting firm or related business environment.
  • Education: Bachelor's degree in construction management, Civil Engineering, Business Administration, or a related field. An MBA and/or Masters degree is a plus.
  • Proven ability to manage large-scale ground-up multifamily/affordable housing projects from concept through completion.
  • Financial acumen with experience managing budgets, project costs, and financial reporting within the construction sector.
  • Leadership skills, including the ability to manage teams and collaborate cross-functionally with development and project management teams.
  • In-depth knowledge of construction industry standards, safety regulations, and compliance requirements
