The Estimator is responsible for finding, reading, reviewing and understanding the bids, plans and specifications associated with projects in order to compile a competent and competitive cost estimate to secure work for the company. This individual must have a comprehensive knowledge of the construction industry in order to more competitively and creatively price work.
ESSENTIAL JOB FUNCTIONS :

* Search for upcoming Bids through advertisements, builders exchange, legal notices, and other means and order plans.
* Verify specifications and purchase requirements
* Attend pre-bid meetings and travel to sites for upcoming projects to be bid
* Break bids down into tasks to calculate quantities, work schedule, equipment and labor requirements, compute pricing and pricing margins (perform quantity takeoffs)
* Solicit pricing from Material and Subcontractor suppliers keeping in mind project MBE/WBE goals and requirements
* Apply productions and methods to the bid items to establish accurate costs.
* Evaluate subcontractor pricing after bid to determine optimal Project Buyout pricing.
* Produce submittal submission after award.
* Post bid - review project and bid to develop a more efficient, effective, and competitive bidding process
* Re-tool software as needed to more accurately reflect changing conditions
EXPERIENCE/EDUCATION :
This position requires an understanding of project management in a construction office. An Associate's Degree is required, and a Bachelor's Degree is preferred for this position.
REQUIRED SKILLS:
* Strong organizational and prioritizing skills
* Ability to multi-task
* Computer skills MS Excel and Word software programs; Familiarity with Timberline preferred.
* Efficient verbal and written communication
* Accurate data entry and accurate calculation of mathematical problems
* Higher level, complex analysis and interpretation required for problem solving
* Ability to work with teams and other divisions
* Independent judgment required using existing guidelines to determine work methods
* Knowledge of internet research
* Ability to negotiate to receive best prices
* Ability to develop and cultivate long term relationships with outside clients, vendors, and sub-contractors
