Summary

Preparation of Mortgage Loan Packages. Interprets and ensures all policies, procedures and directives with regard to closing in accordance with company and investor requirements. Responsible for coordination of scheduling and preparation of professional loan packages for submission to Closing Agent. Possesses knowledge of products and procedures for closing requirements to answer customer inquiries in a positive and professional manner. Serves as primary liaison between customer, loan officer, Realtor and Closing Agent on matters concerning the closing. Assist on other projects as needed such as obtaining final title policies and special projects.

Job Entry Requirements

Associates Degree and 1-2 years of business experience or two years of related experience. Previous residential mortgage lending experience. Customer contact experience in a financial service environment. Prior title or title company experience preferred.

Primary Activities

* Uses knowledge of First Financial Bank loan products to prepare loan closing packages. Collects underwriting approval conditions and performs review to ensure all loans meet necessary investor requirements.

* Reviews approved file to ensure all compliance documents and loan terms are correct. Ensures that all documents are in compliance with company policies and procedures.

* Obtains, reviews and follows up on closing conditions (i.e., title and survey exceptions, hazard insurance, termite inspections, well/septic inspections, etc.). Reviews documents to make sure appropriate guidelines are met.

* Orders final inspections that may be needed and ensures that inspections are scheduled early enough to resolve problems.

* May occasionally be required to schedules closings with all parties involved. Uses weekly reports to monitor estimated closing dates and rate expiration dates to ensure expectations of customers are met.

* Completes closing figures to be listed on HUD 1 and Truth In Lending Disclosure. Completes information on easyLENDER necessary to finish closing documents. Verifies that all easyLENDER calculations are complete and accurate.

* Prepares closing documents and satisfies all conditions of approval and closing requirements. Prints closing documents and disbursement checks/wires.

* Maintains quality, quantity and accuracy standards as established.

* Maintains confidentiality with customer information presented in mortgage file.

* Coordinates customer situations with regard to scheduling closing in absence of Loan Originator.

* Stays up-to-date on current trends, practices and regulations specific to the mortgage industry.

* Participates with Mortgage Originator, on occasion, in community marketing/promotions such as housing seminars, realtor services and trade shows. Supports Mortgage Originator with planning and preparation for specific events.

* Participates in duties, as necessary, with Originator and Application Processor in order to guarantee that customers receive outstanding customer service.

* Completes other duties as assigned.
