Job Description:
This role will conduct building construction inspections during the various stages of new construction, alterations, and additions to existing structures for compliance with the South Carolina Building Codes and applicable City Code of Ordinances based on approved plans, specifications, and shop drawings.
Examples of Duties:
* Performs technical residential and commercial field inspections as assigned per South Carolina Building Codes and City Code of Ordinances.
* Verifies minimum code requirements reviewing approved plans, shop drawings, specifications, and other construction related documents for new building construction and repairs and alterations to existing structures.
* Maintains clear and concise inspection activity reports and records in the City's electronic permitting system.
* Clearly conveys inspection results and explains (verbal and/or written) necessary corrections to the permit-holder.
* Issues Stop Work Orders for non-permitted building construction activity or unsafe construction practices.
* Maintains working knowledge of building materials, construction methods, South Carolina Building Codes, City Code of Ordinances, and reference standards.
* Assists other City departments investigating and enforcing City, State, and Federal codes and regulations related to building design and construction.
* Conducts post-event building and structure damage assessments.
* Uses excellent customer service skills and establishes and maintains effective working relationships with other City employees, regional regulatory agencies, customers, and the general public.
* Operates and maintains City assigned vehicle according to City policies.
* Wears and properly uses safety equipment to perform inspections per City policies.
* Attends City meetings and appropriate training classes and events to maintain required South Carolina Department of Labor Licensing and Regulation (LLR) registration (including provision registration) & International Code Council (ICC) certifications.
* Performs other duties as assigned.
Basic Qualifications:
* Bachelor's Degree (BA/BS), or an equivalent combination of education and experience.
* Valid South Carolina Driver's License.
* Working knowledge of Microsoft Office or similar software.
* If not already registered, must register with the South Carolina Department of Labor Licensing and Regulation (LLR) as a Building Codes Council Provisional Residential Inspector registrant immediately after hire and complete full registrant requirements within the LLR provisional period. Must maintain LLR Inspector registration. Employees are required to obtain an additional certification every year until you obtain all four ICC Residential Inspector certifications (or the equivalent Commercial Inspector certification).
Preferred Qualifications:
* Registration as a LLR Commercial Inspector.
Other Necessary Requirements:
* May require evenings, weekends, and holidays as scheduled.
* In the event of major storms or other emergency situations, this position may be subject to 24-hour shifts or any other emergency schedule that is necessary to meet the City's needs.
