Job Description:

Job Summary: The Assistant Project Manager (APM) will work closely with the Project Manager and project team to assist in planning, coordinating, and overseeing all aspects of ground-up commercial construction projects. The APM will ensure that projects are delivered on time, within budget, and in accordance with the highest quality and safety standards. This is an excellent opportunity for a driven and detail-oriented individual with ground-up construction experience to grow their career in project management.

Key Responsibilities:

  • Project Support: Assist the Project Manager in coordinating and managing all phases of ground-up construction projects, including pre-construction, construction, and closeout phases.
  • Scheduling Assistance: Help in developing and maintaining project schedules. Coordinate with subcontractors and suppliers to ensure timely delivery of materials and completion of work according to schedule.
  • Budget Management: Assist with tracking project budgets, reviewing costs, and preparing financial reports. Ensure that expenditures are in line with the project budget and help identify potential cost savings.
  • Subcontractor Coordination: Work closely with subcontractors to ensure that all work is completed according to project plans and specifications. Review and track subcontractor change orders, invoices, and payments.
  • Document Control: Maintain and organize all project-related documents, including drawings, RFIs (Requests for Information), submittals, and meeting minutes. Ensure all documentation is up to date and accessible to the project team.
  • Communication & Reporting: Regularly communicate with project stakeholders, including clients, architects, engineers, and subcontractors, to provide project updates. Prepare and distribute weekly and monthly reports to the project team and leadership.
  • Site Visits & Inspections: Conduct regular site visits to monitor project progress, quality of work, and safety compliance. Assist in resolving any on-site issues or challenges that may arise.
  • Change Order Management: Assist with identifying, processing, and managing change orders, ensuring all changes are properly documented and reflected in the project budget and schedule.
  • Safety Compliance: Collaborate with the site superintendent to ensure that all safety protocols are followed on the job site. Monitor compliance with OSHA standards and company safety policies.
  • Project Closeout: Assist with the closeout process, including final inspections, punch lists, and project documentation. Ensure that all project deliverables are completed, and closeout documents are submitted to the client.

Qualifications:

  • Bachelor's degree in Construction Management, Civil Engineering, or a related field.
  • Minimum of 3 years of experience in commercial construction, with a focus on ground-up projects.
  • Strong understanding of construction processes, building methods, and industry best practices related to ground-up construction.
  • Experience with construction scheduling, budgeting, and cost control.
  • Proficiency in construction management software (e.g., Procore, Bluebeam, MS Project) and Microsoft Office Suite (Excel, Word, Project).
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to work in a fast-paced environment and manage multiple tasks and deadlines simultaneously.
  • Strong attention to detail and commitment to quality and safety.
  • Familiarity with construction safety protocols and OSHA regulations.
  • Ability to work collaboratively with diverse teams, including architects, engineers, subcontractors, and clients.
