Job DetailsWe are seeking an experienced Preconstruction Manager to lead our commercial construction projects from conception through the planning and design phases. The ideal candidate will have a strong background in commercial construction and a proven track record of successful project delivery.Responsibilities:
- Manage the preconstruction phase of commercial construction projects, including new builds, retrofits, and expansions
- Develop and maintain project scopes, budgets, and schedules from site selection through contract execution
- Lead and coordinate with internal teams, external stakeholders, and design professionals to ensure project requirements are met
- Prepare detailed cost estimates at various stages of design, from concept to construction documents
- Identify and implement value engineering opportunities to optimize project costs and efficiency
- Conduct thorough analysis of subcontractor proposals and negotiate with vendors to ensure competitive pricing
- Develop comprehensive bid packages and manage the bid solicitation process
- Prepare and present project status reports, risk analyses, and summaries to leadership and clients
- Oversee the transition of projects from preconstruction to the construction phase
Qualifications:
- Can take ownership of a project from A to Z
- Ability to budget from schematic plans a plus. Good communicator both in person and in writing
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- 5-10 years' experience working for a General Contractor, at least five of those years in the Estimating or Preconstruction department
- Proven track record of managing large-scale commercial construction projects
- Strong knowledge of construction methods, materials, market conditions, and industry standards
- Proficiency in estimating software and quantity takeoff tools
- Excellent analytical and problem-solving skills
- Strong leadership and team management abilities
