Responsibilities:
- Studies specifications to plan procedures for construction on basis of starting and completion times and requirements for each phase of construction
- Communicates project requirements to the Residential Construction Manager
- Ensures the project master schedules are followed
- Confers with supervisory personnel and subcontractors to resolve complaints and disputes
- Confers with supervisory and management personnel, inspectors and suppliers of tools and materials to resolve construction conflicts and improve construction methods
- Inspects work in progress to ensure the adherence to construction schedules and that workmanship conforms to specifications
- Ensures that the health and safety company policies, as well as all OSHA guidelines, are followed in every aspect of construction
- Ensures that all project keep a current set of red line drawings documenting any addition and/or deviation from the construction documents
- Keeps daily jobsite reports that are e-mailed to the Project Manager
- Takes jobsite photos at a minimum of once a week and sends to the Project Assistant to add to the jobsite folder
- Participates in pre-construction activates to review and help create the construction documents that meet OTOW needs and eliminates coordination issues during construction
- Responsible for reviewing and addressing any warranty issues during the warranty timeframe of any COA project, which may include a review and assessment of items past the warranty period
- Attends and participates in regular meetings with OTOW, subcontractors, vendor and/or municipal representatives
- Ensures that projects are open and closed for operation hours
- Uses knowledge and understanding of local code and inspections to achieve a Final Building inspection and Certificate of Occupancy from the local governing authority
- Maintains working relationships with other OTOW departments involved with assigned projects
- Assists Project Manager with subcontractor pay applications as need to ensure payment is in correspondence with actual work performed
- Assists as need to help Project Assistant complete Project Close-Out Documents
- Performs all duties in adherence to Company standards
- Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices
- Maintains a positive and professional demeanor toward all residents, visitors and co-workers
- Performs other duties as assigned
Education and Experience:
- High School Diploma or equivalent required, Associates Degree preferred
- 5+ years of demonstrated experience working on multiple construction projects under construction at the same time
- 5+ years of construction supervisory experience preferred
- OHSA 10 Hour certification required, 30 hour preferred
Skills and Knowledge:
- Must be able to read, write and understand English with strong written and verbal communication skills
- Computer skills required
- Ability to schedule all tasks involved in the construction process, including the ability to forecast and communicate long lead times to involved parties in a timely manner
- Excellent subcontractor and field supervision leadership capabilities
- Ability to read and follow blueprints and all construction documentation
- Excellent time management skills
