Primary Position Objective
Service a large portfolio of commercial loans, in senior and subordinate lien positions, through construction and permanent phase of loan cycle.
Major Duties and Responsibilities
- Review and understand commercial loan documents to service loans in senior and subordinate positions in accordance with documented terms.
- Accurately input data into system of record to ensure commercial loans will be serviced according to the loan documents and overall procedures.
- Effectively manage accounts receivable and payable.
- Establish and maintain escrow accounts in accordance with documented terms and reconcile deposits and disbursements monthly.
- Prepare escrow analysis for various commercial loans based upon annual tax and insurance payables.
- Assist with quarterly financial monitoring for commercial loan portfolio.
- Ensure the timely filing of Uniform Commercial Code Financing Statement continuations.
- Monitor annual property tax billing for commercial loan portfolio and approve disbursements from escrow, as applicable.
- Report and actively pursue resolution of past due items and matters of default in accordance with documented terms.
- Establish and maintain organized commercial loan credit files.
- Adhere to timelines and deadlines established based on client needs and department workflow.
- Review and approve closing draws and monthly draw submissions that include an AIA G702 Application and Certificate for Payment and G703 Continuation Sheet, which collectively represent a request for funding to construct or rehabilitate commercial developments.
- Review, analyze, and approve contracts, invoices and support for development expenditures submitted for funding approval.
- Review and ensure timely disbursement of funds from tax and insurance escrow accounts for payment of invoices, prior to stated due dates.
- Review and ensure timely disbursement of funds from replacement reserve accounts.
- Post monthly ACH transactions, including monthly principal and interest, escrow, and reserve deposits in System of Record.
- Update ACH transaction amounts in System of Record based upon changes to monthly principal and interest payment, escrows, or reserve deposit requirements.
- Assist with deposits for principal and interest, escrows and reserves and ensure accurate posting of same in System of Record.

Independent Judgment
- Identify potential issues, including but not limited to, inconsistencies, errors and defaults and effectively report those issues to managers and clients.
- Familiarity with loans servicing, including, but not limited to payment processing, escrow administration and analysis, UCC management, construction draw processing and investor reporting. Can recognize norms and identify those situations that are unique or unusual, that may require special handling.
Requirements & Qualifications
- 0-3 years' experience in the loan administration/servicing industry, ideally in business/commercial divisions preferred but not required
- Bachelor's Degree in business, finance, accounting, or equivalent experience in related field
- Knowledge of commercial loan documentation

- Ability to apply critical thinking skills to resolve issues with appropriate consideration given to potential benefits and consequences.
- Strong computer skills with emphasis on Microsoft Excel, Word, and Outlook and ability to learn new loan servicing systems or other software as implemented

- Must be able to produce at a high level under limited supervision and meet imposed deadlines in a fast paced, demanding environment.
- Must be able to work independently and in a cooperative team environment; and
- Comfortable in a fast-paced atmosphere with varied responsibilities based on priorities of the current situation.
- Strong comfort level with technology, including ability to adapt to new systems quickly and easily. Thorough knowledge of and comfort with the Microsoft office suite applications.
