We are seeking a highly motivated and detail-oriented Commercial Project Manager to join our dynamic team.
The ideal candidate will have experience as a Commercial Project Manager with proven success acquiring and managing commercial General Contract paint projects and be able to leverage existing General Contractor and painting subcontractor relationships. This is a home-based role within CE's New England territory, requiring on-site work with our clients.
As a Commercial Project Manager, you are responsible for identifying/landing new General Contractors and expanding the relationship within existing accounts. You must have a keen sense of attention to detail, service, and identifying opportunities. You must be strategic in your approach and take the initiative in identifying and pursuing the right General Contractors to bid, win, and produce the right projects, the right decision makers, and then delivering the best enticing door opener. Successful candidates have a track record of maintaining and generating revenue.
Location
This is a remote role with the flexibility to work from any location in the greater New England area (Maine, New Hampshire, Massachusetts focus). Candidates must be willing to travel as needed for face-to-face meetings within the territory.
Core Responsibilities
- Leverage PM's existing relationships with Commercial General Contractors to open doors with the right decision-makers enabling an efficient and productive bid flow
- Establish CE Paintings as the top “open shop” (non-union) painting partner with respected and highest-performing general contractors
- Assess the client's needs and ongoing pipeline and processes and identify areas (open shop paint, flooring, etc) in which CE can bid/win
- Display consultative and solution-selling skills to successfully represent CE while actively managing the sales process to (i.) estimate accurately, (ii.) bid/close, and (iii.) efficiently produce projects to meet/exceed profitability thresholds
- Maintain interactions through our CRM (ZoHo) for information capture and reporting
- Achieve or exceed monthly, quarterly, and annual sales (and bid) targets by landing new accounts (CE not actively working) and within existing accounts (if/as assigned)
- Provide management with timely and accurate reports, as required, and maintain CRM (ZoHo) database of contacts and opportunities
- Represent CE professionally in all customer/prospect interactions whether on the job site, tradeshow, networking event or boardroom
- During the course of project work, build & maintain relationships with GCs field teams & leadership via periodic site visitation & office meetings/calls/Zooms, to receive performance feedback and opportunities for improvement as a value-add to our customers
Skills and Qualifications
- A Bachelor's Degree or equivalent work experience is required
- 3+ years of successful track record as a Project Manager estimating, winning, and producing commercial construction projects. Includes established relationships with Estimators, PMs, PXs, and senior leadership
- This role requires a self-starter who is intuitive, curious, confident, tenacious, and bold in pursuing opportunities and growing revenue
- Business development strength and insight to forecast sales revenue accurately in CRM are required
- Must embrace hunting and prospecting and show creativity and persistence in getting CE Painting engaged with C-level stakeholders at target accounts as needed
- Knowledge of commercial construction and selling subcontractor work
- Working knowledge of full-suite Google applications
- Excellent verbal and written communication and interpersonal skills are required candidate should have access to qualified, trusted sub-contractors
What We Offer:
- $90k Salary
- Auto Allowance: a monthly auto allowance of $500 will be paid out monthly. The PM must turn in mileage logs within 30 days to receive this allowance
- Entertainment Allowance: We require our PM's to spend time with their customers. With this being the case, we offer a $250 per month entertainment allowance. The PM must turn in applicable expenses within 30 days to receive reimbursement for applicable costs incurred. Additional funds needed for trade shows, etc.… will be approved on an as-needed basis
- Computer: a company computer will be supplied
- Cell Phone: Each PM will be given a cell phone and company phone line
- Health Insurance: CE will reimburse 50% of the insurance cost for an individual plan up to $500 per month
- 401K: CE will contribute 3% of total income to the employee's 401K
