OPPORTUNITY

The Company is looking for a candidate that brings an entrepreneurial approach to the role. The most successful PMs have the ability to spot and solve problems, as well as, have a passion for providing great customer service through great communication both internally and externally.

RESPONSIBILITIES

A successful PM will be able to demonstrate core competencies in many of the following areas:

  • Lease Administration including abstracting new leases into the MRI accounting system. Enter and manage all lease notes, maintain critical dates, and follow up, as required, to ensure property management and leasing teams are aware of any approaching critical notice periods.
  • Managing all phases of lease operations and administration including reviewing and monitoring lease lifecycles, accounts receivable, tenant disputes, retailer relations, billing management, and property conditions and maintenance.
  • Working extensively with our field team for all repairs and capital improvements.
  • Develop rapport with all national-credit and local tenants and serve as liaison between Landlord and Tenant with regard to each partys compliance with all provisions of the lease including timely response to tenant inquiries and maintenance concerns.
  • Assist in property tax appeals.
  • Managing utilities including transfers and trash/recycling contracts.
  • Onboard new tenants from lease execution through move in, including construction, rent commencement, and opening.
  • Coordinate site visits with the field leasing/property management teams.
  • Maintain tenant Certificate of Insurance for all assigned properties.
  • Oversee and track Tenant Improvement allowances and ensure that improvement is being administered properly and within lease guidelines.
  • Manage basic renewals for existing tenants.
  • Manage accounts receivable, including preparation of delinquency notices, initiation of appropriate action in the event of default, and monitoring aging balances.
  • All other duties as assigned and associated with the day-to-day operation of a commercial real estate portfolio.

REQUIREMENTS/QUALIFICATIONS

  • Minimum 3 years commercial lease administration experience
  • Bachelors degree required
  • Position is in office; not remote
  • Financial acumen required; must be able to review, understand, and compute building P&Ls, CAM Caps, etc.
  • Experience with real estate leases, including all related lease documents
  • Experience with MRI software strongly preferred
  • Experience with AvidXchange software preferred
  • Experience with Angus commercial management software preferred
  • Proficiency in Word, Excel, PowerPoint and Outlook, G-Suite
  • A proven record of providing excellent internal and external customer service
  • Superior verbal and written communication skills
