Purpose
Construction Contract Specialist is a member of Project Support Services. Duties include reviewing, preparing, and negotiating various construction related agreements. The Contract Specialist will review subcontracts, purchase contracts, change orders, and other downstream contracts for compliance; facilitate resolution of compliance issues; collaborate with job teams in negotiating requested modifications with subcontractors and vendors; and draft negotiated provisions. This position requires a strong knowledge of construction processes, terminology, contract law, insurance, and industry practices. The specialist will support job teams by ensuring that the contractual agreements are accurate and compliant with company policies and legal standards.
Experience
- BA or BS degree in construction sciences, construction management, law, from an accredited college or university.
- 5+ years of experience as a construction contract specialist, including insurance experience, preferably with a general contractor.
Qualifications
- Experience reviewing, preparing, and negotiating contracts in the construction industry with subcontractors and other providers.
- Experience reviewing Certificates of Insurance for compliance.
- Proficiency in Microsoft Office software (Word, Excel, Power Point)
- Strong attention to detail, excellent organizational skills, ability to manage multiple tasks in a fast-paced environment, and ability to work under strict deadlines.
- Excellent written and oral communication skills
- Excellent problem-solving and negotiating skills
- Certification as a Certified Professional Contracts Manager or Construction Contracts Administrator is a plus.
Primary Duties
- Review subcontracts, purchase contracts, service agreements, consulting agreements, equipment leases, change orders, and other contract documents for compliance with company policies and legal standards.Consult with project teams regarding compliance issues. Edit contracts as required.
Facilitate resolution of subcontractor insurance and other compliance issues.
- Identify and evaluate potential risks with contracts and recommend strategies for mitigation.
- Under the supervision of Managing Counsel, collaborate with job teams in negotiating contract terms with subcontractors and vendors.
- Monitor monthly lien notice and bond claim filings and coordinate with project teams to resolve issues.
- Collaborate with PSS Coordinator to manage workload.
- Assist Managing Counsel as needed.
