Job Description:
General Overview: Seeking an experienced construction estimator/project manager who is responsible for overseeing several different types of construction projects. They will lead the project from initiation to close, hiring subcontractors, working with vendors and tracking subcontractors and material deliveries. This person should be very knowledgeable about project management methodology. They should also work well with others, be highly organized and detail-oriented, meet deadlines and strive to stay within budget. Responsibilities: Read and understand quotes and proposals from vendors and subcontractors Define the project scope Identify requisite subcontractors needed to fulfill project requirements Develop and maintain relationships with suppliers and subcontractors Negotiate with subcontractors to obtain profitable construction contracts Obtaining multiple quotes for each resource and selecting the most suitable offers Ability to negotiate with seasoned sales personnel Order needed material and equipment through appropriate channels Create or obtain a construction estimate based on a material takeoff (MTO) Present estimate/bid to President for review to ensure accuracy and completeness Creation of accurate quotes for materials and systems to establish accurate cost estimates and prepare detailed project estimates including cost, schedule and contract requirements Prepare project submittals, submit RFIs, and prepare change orders as needed Develop knowledge of bidding risks and strategies. Performing risk assessments to account for potential deviations from the project plan. Develop a construction schedule with subcontractors; project deliverables and milestones Manage resources such as construction materials, construction workers and equipment Monitor project costs throughout the construction process to ensure adherence to budget Oversee the performance of subcontractors, site manager and other members of the construction team Create status reports for project stakeholders Allocate and manage resource logistics Ensure health and safety standards are met Work with Accounts Receivable to bill and collect payment 90% of work in office Perform other related duties as required or assigned by supervisor Skills & Qualifications: Familiarity with blueprints and ability to read plans Outstanding research and proposal writing skills Strong team management skills Exceptional quantitative skills Problem-solving and conflict-resolution skills The ability to problem-solve and work efficiently in a team environment Excellent written and verbal communication skills required Dependable, conscientious, and well-spoken Strong knowledge of construction management best practices Current with rules and regulations related to construction Education & Training: Bachelor's degree in architecture, civil engineering, construction management, a related field or commensurate experience Work Experience: 3 Years of project management experience in the construction industry or construction specialty 3 years construction estimating experience Construction management experience managing budgets and schedules Prior experience managing a construction site a plus Experience leading a construction crew preferable Proven risk management experience in construction projects Background: Successful applicants must undergo a thorough background check which includes drug screen, reference checks, public record information, including any record of criminal conduct, and motor vehicle records.
