Job Description The key responsibilities of the Construction Estimator- Residential Constructionare:
- Cost Estimation: Analyze architectural plans, specifications, and scopes of work for residential construction projects, providing accurate and detailed cost estimates.
- Budget Development: Develop comprehensive budgets for residential construction projects, including new homes, renovations, and additions.
- Quantity Takeoffs: Perform detailed quantity takeoffs from plans and specifications to determine the necessary amounts of materials, labor, and equipment.
- Vendor & Subcontractor Coordination: Obtain competitive quotes from subcontractors, vendors, and suppliers for materials, labor, and services. Build strong relationships to ensure accurate pricing and timely delivery.
- Bid Preparation: Prepare and submit residential project bids to clients, including cost estimates, timelines, and material/labor breakdowns.
- Project Collaboration: Work closely with project managers, architects, and homeowners to ensure that estimates align with the project's vision, scope, and design.
- Risk Identification: Assess potential risks in scope, budget, and timeline, and recommend solutions to mitigate financial or schedule impacts.
- Value Engineering: Identify opportunities for cost savings without sacrificing quality, efficiency, or safety, and offer alternative solutions where applicable.
- Report Generation: Create detailed cost reports, summaries, and bid proposals to present to clients and stakeholders, ensuring clarity and transparency.
- Cost Tracking: Monitor and track project costs throughout the construction phase, identifying discrepancies and taking action to stay within budget.
- Site Visits: Occasionally visit job sites to assess conditions, take measurements, and clarify project requirements to ensure accuracy in cost estimation.
- Compliance & Standards: Ensure all estimates adhere to local building codes, zoning laws, and residential construction standards.

The Successful Applicant The successful Construction Estimator - Residential Construction will have the following qualifications:
- Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field, or equivalent work experience in residential construction estimating.
- Experience: Minimum of [X] years of experience as an estimator in residential construction, with a strong portfolio of estimating for new homes, renovations, and custom projects.
- Technical Skills: Proficiency with construction estimation software (e.g., Buildertrend, Procore, Sage Estimating) and MS Office (Excel, Word).
- Knowledge: In-depth understanding of residential construction processes, including framing, roofing, electrical, plumbing, and finishes.
- Attention to Detail: Strong attention to detail in estimating materials, labor, and overall project scope to ensure accurate and realistic bids.
