We are seeking a highly skilled and experienced Preconstruction Manager specializing in commercial construction projects. The ideal candidate will oversee the early stages of project development, including budgeting, estimating, design coordination, and scheduling. This position requires a deep understanding of the commercial construction industry, the ability to manage multiple stakeholders, and the expertise to ensure that projects are prepared efficiently and effectively before breaking ground.

Key Responsibilities:
- Lead the preconstruction phase of commercial construction projects, including site evaluation, budgeting, estimating, and scheduling.
- Collaborate with clients, architects, engineers, and contractors to understand project requirements, goals, and specifications.
- Prepare accurate cost estimates, value engineering options, and develop cost-effective solutions while maintaining quality standards.
- Review project plans, drawings, and specifications to identify potential issues and ensure constructability.
- Develop detailed project schedules and milestones in coordination with project teams.
- Manage the preparation of bid packages and participate in contractor selection, including reviewing proposals and negotiating contracts.
- Provide guidance to project teams during the preconstruction phase and ensure alignment with the overall project vision and goals.
- Ensure compliance with all local codes, regulations, and safety standards during the planning and design process.
- Facilitate value engineering meetings, cost reviews, and design reviews to ensure projects are cost-effective and within budget.
- Maintain strong relationships with clients, design teams, and subcontractors to foster collaboration and ensure smooth project execution.
- Monitor market trends, material costs, and supplier information to provide accurate, up-to-date project pricing.
Qualifications:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- 5+ years of experience in preconstruction management, specifically in commercial construction projects.
- Strong knowledge of construction processes, codes, regulations, and best practices.
- Expertise in estimating, budgeting, and project scheduling software.
- Proficient in reading and interpreting construction drawings, specifications, and contracts.
- Ability to manage multiple projects simultaneously with a keen attention to detail.
- Excellent communication, negotiation, and problem-solving skills.
- Strong leadership abilities and experience working collaboratively with cross-functional teams.
- Knowledge of value engineering and cost control methods.
