Role Description: We are looking for a Construction Manager to collaborate with a hyper-scale data center company. This person will oversee the general contractors and manage the project through to completion. Key ResponsibilitiesKey Responsibilities:
- Scopes and RFPs: Prepare comprehensive scopes of work and request for proposals (RFPs).
- Technical Knowledge: Demonstrate strong knowledge of manufacturing lines, including electrical and mechanical systems.
- Correspondence Management: Create and manage incoming and outgoing correspondence, including RFIs (Requests for Information), Change Orders, and other project-related documents.
- Subcontractor Relations: Motivate, develop, and maintain subcontractor interest in the project.
- Contract Administration: Administer the construction contract from project inception through construction to project closeout.
- Budget Management: Prepare and manage project budgets.
- Payment Applications: Administer payment application documents.
- Permit Coordination: Interface with local building departments to obtain necessary permits and coordinate project close-out with building and engineering officials.
- Scheduling and Sequencing: Manage construction scheduling, anticipate long lead items, and recognize critical paths.
- Client Advisory: Advise the client regarding the Construction Contract and all related matters of the project.
- Equipment Validation: Verify and validate the General Contractor's receipt of OFCI (Owner-Furnished Contractor-Installed) equipment.
- Health and Safety: Monitor and enforce health and safety requirements onsite.
- Meetings: Schedule and conduct Owner, Architect, and Construction Manager (CM) meetings, prepare and distribute meeting minutes.
- Progress Review: Regularly review jobsite progress, ensuring quality and conformance to drawings and specifications.
- Reporting: Report to senior leadership on cost, schedule, risk, and quality issues.
- Additional Duties: Perform any other duties as assigned.
Skills, Knowledge and Expertise
- Education: Bachelor's degree in engineering, construction, or a related field is a plus.
- Experience: Minimum of 2-3 years of experience in Construction Project Management.
- Data Center Experience: Familiarity with hyper-scale data centers is advantageous but not mandatory.
- Construction Process: Thorough understanding of the construction process, management techniques, methods, and materials.
- Negotiation Skills: Outstanding negotiating skills.
- Communication: Effective verbal and written communication skills.
- Software Proficiency: Proficient in Microsoft Project, Word, Excel, and Outlook.
- Detail-Oriented: Organized and detail-oriented.
